Four-Story, Nine-Unit Residential Building Filed At 233 Buffalo Avenue, Crown Heights

JIH Builders Group has filed applications for a four-story, nine-unit residential building at 233 Buffalo Avenue, on the eastern end of Crown Heights, located six blocks from the Crown Heights – Utica Avenue stop on the 3, 4, and 5 trains. The project will measure 8,906 square feet in total and will have 6,075 square feet of residential space, which means units will average a rental-sized 675 square feet apiece. Rego Park-based Diego Aguilera Architects is the applicant of record. An existing two-story building must first be demolished.


456 Johnson Avenue

Four-Story Mixed-Use Commercial Conversion Underway At 456 Johnson Avenue, East Williamsburg

Sequoia Development Group is currently converting the four-story, 55,000 square-foot former paper mill at 456 Johnson Avenue, in East Williamsburg, into a mixed-use commercial property. According to The Real Deal, the upper three floors will have a total of 35 office units, each measuring between 900 and 2,200 square feet apiece. Retail space is planned on the ground floor and the building is being dubbed Paper Mill. The developer is leasing the property from its owner, Maki Realty Corp. Red Hook-based ND Architecture & Design is designing the conversion.


4304 Fourth Avenue

Mixed-Use Redevelopment Of Former Police Precinct Planned At 4302 Fourth Avenue, Sunset Park

Over the summer, Yosef Streicher purchased the dilapidated, three-story former police station at 4302 Fourth Avenue, in northern Sunset Park, for $6 million. Now, the owner plans to redevelop the castle-like structure into a community center and a café. According to the Brooklyn Daily, preliminary plans also call for a residential building with 10 units to be built behind the old Precinct on the vacant lot at 364 43rd Street. An architect has not yet been selected, but Ben Herzog is among the front-runners who may eventually design the project. The Brooklyn Daily Eagle has renderings of other designs for the proposed redevelopment, which will eventually have to be approved by the Landmarks Preservation Commission.

The major expansion of a Brooklyn residential structure was met with skepticism by the Landmarks Preservation Commission at its public hearing on Tuesday. The structure in question is 105 8th Avenue, located between Carroll Street and President Street in the Park Slope Historic District. The proposal called for a rear extension that would eliminate recesses, plus a large rooftop addition.

363-365 Bond Street

One Building Finishes, Another Rises At 700-Unit Project At 363-365 Bond Street, Gowanus

Over the summer was when YIMBY last checked in on the two-building, 700-unit development under construction at 363-365 Bond Street, in Gowanus. At the time, the Lightstone Group’s building at 365 Bond was structurally complete and getting its curtain wall, and foundation work was ongoing at 363 Bond. Today, 365 Bond is wrapping up construction and its leg of the public esplanade along the Gowanus Canal is receiving its finishing touches, Pardon Me For Asking reports. Meanwhile, since Atlantic Realty Development acquired the 363 Bond site, the building has risen four stories. 365 Bond is expected to be completed within the next few months, and 363 Bond will probably wrap up construction in 2017. Both buildings will include small retail and community facility components.
