LPC Approves Penthouse Addition at 405 Vanderbilt Avenue in Clinton Hill, Brooklyn

VonDalwig Architecture has successfully petitioned the Landmarks Preservation Commission to permit the construction of a single-story penthouse expansion at 405 Vanderbilt Avenue in Clinton Hill, Brooklyn. Following feedback from the commissioners in the fall, the design team reduced the peak height of the volume’s sloped roof by almost two feet, selected a lighter-colored zinc façade, and raised the existing parapet and chimneys by three rows of brick.

270 Park Avenue’s Demolition Passes Halfway Mark in Midtown East

Demolition is progressing rapidly at 270 Park Avenue, the site of JP Morgan Chase‘s new 1,425-foot-tall headquarters in Midtown East and number three on our end-of-year countdown. The firm is demolishing its former 707-foot-tall, 52-story tower to make way for the massive supertall, which will yield 2.5 million square feet of office space. The full-block parcel is located between Park and Madison Avenues and East 47th and 48th Streets.

LPC Approves Major Residential Expansion at 315 Broadway in Tribeca

The Landmarks Preservation Commission (LPC) has approved the residential redevelopment of a historic mixed-use building at 315 Broadway in Tribeca. The landmarked structure was originally constructed around 1861 and currently contains a small retail component on the ground floor and four loft spaces above.

Affordable Housing Complex Williamsbridge Gardens Breaks Ground in Williamsbridge, The Bronx

Construction began last week on Williamsbridge Gardens, a two-building affordable housing development in the Williamsbridge neighborhood of The Bronx. Developed by B&B Urban and L+M Development Partners and designed by MHG Architects, the pair of eight-story buildings located at 722 East 212th Street and 711 East 211th Street will bring 170 units of affordable housing to low- and moderate-income families.

Hotel Indigo Continues to Rise at 50 Trinity Place in Financial District

Construction is continuing to rise at 50 Trinity Place, a 28-story Hotel Indigo in the Financial District. The 173-room, 77,310-square-foot structure is designed by Peter Poon Architects and developed by FIT Investment Corporation, which purchased the property in 2012 for $15 million. The site is located at the corner of Trinity Place and Rector Street.

Work Continues on ‘The Summit’ Observatory Atop One Vanderbilt in Midtown East

Work is moving along on the observatory in One Vanderbilt, a 1,401-foot-tall commercial supertall in Midtown East and number four on our countdown of the tallest buildings under construction in the city. Designed by Kohn Pedersen Fox and developed by SL Green, the 77-story skyscraper occupies a full-block parcel immediately to the west of Grand Central Terminal. Though the $1.4 billion property has been officially open since its ribbon-cutting ceremony in mid September, the indoor-outdoor observatory dubbed The Summit isn’t due to welcome the public until October 2021.

Marriott SpringHill’s Superstructure Continues to Rise at 223 West 46th Street in Times Square

Construction is nearing the halfway mark on 223 West 46th Street, a 34-story Marriott SpringHill hotel in Times Square. Designed by Gene Kaufman Architects and developed by McSam Hotel Group, the project will yield 70,000 square feet and 200 guest rooms. The property is located between Seventh and Eighth Avenues, a short walk from the large stretch of pedestrian plazas and retail stores that line the crossroads of the world.

Housing Lottery Launches for The Grand Apartments in South Bronx

The affordable housing lottery is open for The Grand Apartments, 94 newly built units across three buildings in the South Bronx‘s Mount Hope and Fordham neighborhoods. All three 12-story properties are developed by Thorobird Companies and designed by GF55 Partners. 220 East 178th Street yields 43,291 square feet with 52 residential units and ground-floor community facility space. 225 East 179th Street comprises 33,602 square feet with 37 residential units, and 2195 Morris Avenue has 52,005 square feet with 49 residential units. Available on NYC Housing Connect are a mix of studios and one-, two-, and three-bedroom units for residents at 30 to 80 percent of the area median income, ranging in eligible income from $0 to $112,800.
