City Launches Request for Proposals for Mixed-Use Development Site at 45 Harrison Street, New Rochelle

The City of New Rochelle, in Westchester County, N.Y., has launched a request for proposals (RFP) for the downtown development site at 45 Harrison Street, located on the corner of Cedar Street. The 30,492-square-foot city-owned site could accommodate a building up to 28 stories in height, the Daily Voice reported. A project could include a mix of uses, including residential apartments, commercial space, such as office or retail space, hotels, and/or medical or civic facilities. An existing two-story, 20,000-square-foot fire station currently occupies the property.


533 Mercer Street

16-Story, 300-Unit Mixed-Use Building Planned at 533 Mercer Street, Jersey City

Sequoia Development Group and GRID Real Estate are planning a 16-story, 300-unit mixed-use building at 533 Mercer Street, located on the corner of Jordan Avenue in the McGinley Square section of Jersey City. Dubbed 289 Jordan, it would include apartments ranging from studios to three-bedrooms, of which 56 units, or roughly 19 percent, would be designated as affordable. There would also be 4,000 square feet of retail space on the ground floor, Jersey Digs reported. Marchetto Higgins Stieve Architects is responsible for the design. Before the as-of-right project can rise, a collection of single- to three-story mixed-use structures must first be demolished.


81 McGuinness Boulevard

Six-Story, 11-Unit Residential Building Planned at 81 McGuinness Boulevard, Greenpoint

An anonymous Chinatown-based LLC has filed applications for a six-story, 11-unit residential building at 81 McGuinness Boulevard, in southern Greenpoint. The project will measure 11,768 square feet and its residential units should average 752 square feet apiece, indicative of rental apartments. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is the architect of record. The 2,500-square-foot lot is occupied by a three-story townhouse. Demolition permits have not been filed.


340 Melrose Street

Two Buildings With 14 Residential Units Filed at 340 Melrose Street, Bushwick

Brooklyn-based TNE Buildings has filed applications for two four-story, multi-family residential buildings at 340-342 Melrose Street, in western Bushwick. One of the buildings will measure 8,165 square feet and contain eight units, averaging 817 square feet apiece. The other building will measure 5,500 square feet and contain six units, averaging 733 square feet apiece. Both buildings will likely contain rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot assemblage is vacant.


111-51 42nd Avenue

Three-Story, Three-Unit Residential Project Coming to 111-51 42nd Avenue, North Corona

A Queens-based property owner has filed applications for a three-story, three-unit residential building at 111-51 42nd Avenue, in North Corona. The project will measure 2,849 square feet and its full-floor residential units should average 950 square feet apiece. There will also be two off-street parking spaces. Anthony Cucich’s Astoria-based architecture firm is the architect of record. The 5,000-square-foot property, which partially occupied by a two-story, wood-frame house, is set to be subdivided into to separate lots to accommodate the new building.
