Two Two-Story, Two-Family Houses Coming to 164-39 75th Road, Hillcrest, Queens

TNE Building has filed applications for two two-story, two-family houses at 164-39 – 164-43 75th Road, in Hillcrest, located in Queens between the commercial centers of Flushing and Jamaica. The buildings will measure 2,970 square feet and 2,947 square feet each. Across both, the full-floor apartments should average 986 square feet apiece. Each structure will also come with two off-street parking spots, one of which will be located in a single-story garage. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the architect of record. Jacob Ashkenazie is the property owner. The 60-foot-wide site is currently occupied by a one-and-a-half-story house. Demolition permits were filed in March.

Developer Acquires Site of 12-Story, 162-Unit Residential Project at 109 Montgomery Street, Crown Heights

The 21,906-square-foot development site at 109 Montgomery Street, in southwestern Crown Heights, has recently changed hands for $24.5 million. Cornell Realty is likely the new owner, according to the Brooklyn Daily Eagle. The site has been approved for a 12-story, 162-unit residential building, which YIMBY revealed renderings of back in October of 2015. The latest permits indicate the building will encompass 168,236 square feet. If the new owner builds the current plans, the residential units, ranging from studios to three-bedrooms, should average 814 square feet apiece. Amenities include a 71-car underground garage, a pet spa, private residential storage, storage for 81 bikes, outdoor terraces on the ground, second, and rooftop levels, and a fitness center. Karl Fischer is the architect. Demolition permits indicate crews will begin to raze the existing single-story warehouse imminently. The site is located five blocks south of the Franklin Avenue stop on the 2/3 and 4/5 trains and Franklin Avenue Shuttle.

Renderings Surface for Central Park Tower, 217 West 57th Street

YIMBY has chronicled the evolution of 217 West 57th Street, aka Nordstrom Tower and officially dubbed Central Park Tower, since it was clearing hurdles for the approval of its cantilever. Now that the building has begun rising, renderings from Extell have finally started leaking online, this time courtesy of EB-5 materials that surfaced on the YIMBY forums. The images show the tower is identical to renderings created in-house by YIMBY previously, and while they confirm the supertall has lost its spire, it will still become the tallest building by roof height on the continent, reaching 1,550 feet tall, and having a marketing floor count of 131.

Construction Wrapping on First 53-Story, 538-Unit Journal Squared Tower, 605 Pavonia Avenue, Jersey City

Kushner Real Estate Group’s 53-story, 538-unit mixed-use building at 605 Pavonia Avenue, in the Journal Square section of Jersey City, is now fully clad. The tower’s construction crane has been removed, as seen in a photo posted on Instagram by the owners via the YIMBY Forums. The rental tower contains a very large parking garage as well as retail space. It’s the first of three towers in the Journal Squared mega-development, which includes additional 60- and 70-story sibling towers. The entire development will boast 1,838 residential units and 36,000 square feet of retail space. As for this first completed tower, which topped out in December of 2015, occupancy is expected by the end of this year. HWKN and Handel Architects are responsible for the design. The complex will be located a stone’s throw away from the neighborhood’s PATH station.
