Properties At 285 North 6th Street & 10-27 46th Avenue Slated for Office Conversions, Williamsburg & LIC

Eric Gural has acquired the five-story, 40,000 square-foot former warehouse at 285 North 6th Street, in Williamsburg, for $15.6 million, according to Crain’s. He also purchased the four-story, 70,000 square-foot former industrial building at 10-27 46th Avenue, in Long Island City, for $14.25 million. Both properties are set to undergo office conversions. Work on the Williamsburg property is expected to begin in the coming weeks, and includes a restaurant and roof deck. As for the Queens project, work will begin once the current leases expire late next year.


41-04 27th Street

Reveal, Foundation Underway For Nine-Story, 32-Unit Project At 41-04 27th Street, Long Island City

In the summer of 2014, YIMBY reported on applications for a nine-story, 32-unit mixed-use building at 41-04 27th Street, in Long Island City, and now foundation work is underway, according to The Court Square Blog. The building will measure 24,987 square feet, and include 4,073 square feet of retail space on the ground floor. Apartments will begin on the second floor and average 654 square feet each. A Rego Park-based LLC is developing, and Elmhurst-based Chang Hwa Tan is the architect of record.


Pier 26

Rafael Viñoly, OLIN To Design Pier 26 Estuarium & Park Space, Tribeca

The Hudson River Park Trust plans to redevelop the vacant Pier 26 in Tribeca, between North Moore and Laight Streets, into a science center and park space, according to The New York Times. Last week, it was announced that Rafael Viñoly will be designing the education and research facility, and OLIN will be the landscape designer. The $30 million project is being equally funded by Citigroup, the City, and, pending request, the LMDC. Completion is expected by early 2019.


542 West 153rd Street

Seven-Story, 34-Unit Residential Project Rises At 542 West 153rd Street, Hamilton Heights

In July of 2014, YIMBY reported on applications for a seven-story, 34-unit residential building at 542 West 153rd Street, in Hamilton Heights, and now the project is under construction and four stories above street level, per Harlem+Bespoke. Synapse Development Group is developing the building, with the intention to achieve Passive House standards. Units will average 865 square feet, and East Village-based Chris Benedict is designing. Completion is currently expected in the spring of 2016.


1551 49th Street

Four-Story, Eight-Unit Residential Project Planned At 1551 49th Street, Borough Park

Kensington-based Success Custom Builders has filed applications for a four-story, eight-unit residential building at 1551 49th Street, in central Borough Park, four blocks east of the 50th Street stop on the D train. The building will measure 9,015 square feet, which means units will average 1,127 square feet. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the applicant of record, and a brick 2.5-story home must first be demolished.
