13-Story, 47-Unit Residential Project At 70 Vestry Street Lands Financing, Tribeca

Over the summer, YIMBY revealed renderings for Related Companies’ planned 13-story, 47-unit residential building at 70 Vestry Street (aka 264 West Street), in Tribeca, and now the developer has landed $200 million in construction loans, provided by Bank of America. The building will measure 154,019 square feet in total, and includes roughly 800 square feet of retail space on the ground floor. Robert A.M. Stern is designing, while Ismael Leyva is serving as the architect of record. Demolition permits have already been approved to raze the site’s existing tenement and low-rise buildings.

Four-Story, Two-Unit Mixed-Use Project In The Works At 352 Willis Avenue, Mott Haven

Avi Baranes has filed applications for a four-story, two-unit mixed-use building at 352 Willis Avenue, in Mott Haven, six blocks from the 6 train’s stop at 3rd Avenue – 138th Street. The building will measure just 4,223 square feet, and will include 1,425 square feet of retail space on the ground floor. Above, full-floor residential units will average 1,400 square feet, indicative of condos, which would be big news for this part of the Bronx. Long Island-based Shahriar Afshari is the architect of record, and the corner lot comes vacant.

Six-Story, 10-Unit Residential Building Filed At 3311 Newkirk Avenue, East Flatbush

Crown Heights-based Crow Hill Development has filed applications for a six-story, 10-unit residential building at 3311 Newkirk Avenue, in southern East Flatbush, four blocks east of the 2 and 5 trains’ stop at Newkirk Avenue. The building will measure 10,294 square feet in total, which means units will average a relatively spacious 1,030 square feet each. The Dumbo-based architecture firm Formactiv is designing, and an existing two-story house must first be demolished.

Revealed: 269 West 87th Street, 17-Story Condo Building on the Upper West Side

In March, Simon Baron Development and Quandrum Global leased a parking garage at 267-269 West 87th Street in the Upper West Side, just outside of the neighborhood’s extensive historic district. Now YIMBY has the first look at the 17-story condo building set to replace the garage between Broadway and West End Avenue.

World Trade Center’s Greek Orthodox Church Rising In Liberty Park, Financial District

Last year, ground was broken and new renderings were released for the St. Nicholas Greek Orthodox Church planned at the also-under-construction Liberty Park, an elevated lot to the south of the World Trade Center, in the Financial District. The New York Times now reports the drum-shaped structure is rising and will be constructed with “white Pantelic marble, from the same vein in Greece that was quarried to construct the Parthenon.” Santiago Calatrava is designing, and completion of the sanctuary and park is expected in 2017.

Five-Story, 10-Unit Residential Building Planned At 104-22 Astoria Boulevard, East Elmhurst

Long Island City-based Crescent Street Construction Corp. has filed applications for a five-story, 10-unit residential building at 104-22 Astoria Boulevard, in East Elmhurst, a few minutes from La Guardia Airport. The building will total 7,550 square feet, and units will probably be rentals, averaging 755 square feet. Long Island-based Anthony Hatziioannou is the applicant of record, and demolition permits were filed for the existing 2.5-story structure this past summer.

Four-Story, Eight-Unit Residential Building Coming To 1845 Park Place, Ocean Hill

The building will measure 5,600 square feet in total, and units will average 700 square feet apiece, indicative of rentals. Long Island-based Shahriar Afshari is the applicant of record, and the lot is currently vacant.

Four-Story, Four-Unit Residential Building Filed At 1355 Plimpton Avenue, Highbridge

The building will measure 4,769 square feet in total, which means full-floor units will measure 1,192 square feet; the fourth-floor unit will also feature a fifth-floor penthouse. Queens-based Gerald Caliendo is the architect of record, and the site’s former two-story house was demolished in the 1990s.
