Permits Filed for 711 New Lots Avenue, East New York, Brooklyn

Now that East New York’s ongoing residential boom is gaining momentum, developers appear to be eager to cash in on the other side of the equation. New building applications have been filed for an all-commercial project at 711 New Lots Avenue, along one of the neighborhood’s main thoroughfares, for a structure totaling 10,420 square feet. The two-story development is being designed by Felix Pustylnik of Felix Pustylnik, P.E., and is being built by Soly Bawabeh of Bawabeh Brothers. The lot is currently occupied by a two-story building, and demolition permits have not yet been filed.

The new Marriott Edition Hotel coming to 701 Seventh Avenue, in Times Square, is approaching its opening day, with glass now covering most of the exterior per the latest photos from Tectonic. While the tower portion of the development stands 42 floors and 512 feet to the rooftop, barely cracking into the mid-levels of the Midtown skyscraper plateau, the base of the development will imminently become iconic on a global level, thanks to an 18,000 square-foot LED screen that promises to become the largest and brightest in Times Square.

Permits Filed for 961 Westchester Avenue, Foxhurst, Bronx

One block northeast of the Intervale Avenue stop on the 2 and 5 trains, new building applications have been filed for a mixed-use structure at 961 Westchester Avenue, in the Bronx’s Foxhurst neighborhood. The building will have a total construction area of just over 35,000 square feet, with 4,937 square feet of commercial space on the ground floor, 6,613 square feet of community facility space on the second floor, and 22,078 square feet of residential space on floors three through seven. The project’s 24 units will average about 910 square feet apiece, possibly indicating condominiums. Panos Vikatos is the site’s architect, and Tony Roussos of Westchester Ave LLA LLC is the developer.
