New Community Center & Electrical Buildings Filed For 604-Unit Redfern Housing Complex, Far Rockaway

During Hurricane Sandy, apartments at Redfern Houses – a nine-building, 604-unit housing development at 1456 Beach Channel Drive in Far Rockaway – were flooded and then left without power for weeks. The complex’s daycare was also destroyed, but the city’s Housing Authority looks to be making upgrades to its infrastructure in addition to building a new daycare center. The city filed permits to construct four single-story electrical power service buildings on the property, each of which would measure between 800 and 1,216 square feet in size. At 1490 Beach Channel Drive, a two-story, 14,295 square-foot community center was filed. That building would include a daycare center, offices, and storage on the ground floor and community space on the second floor. Michael Szerbaty’s MD Szerbaty Associates is the applicant of record.

Seven-Story, 15,000-Square-Foot Medical Office Building Planned At 63 Audubon Avenue, Washington Heights

Seewell Realty, based in Scarsdale, N.Y., has filed applications for a seven-story, 15,624 square-foot medical office building at 63 Audubon Avenue, between West 168th and 169th streets in Washington Heights. The offices, in the form of community facility space, will total 11,854 square feet in the building. It’s not known how many separate medical groups are expected to operate in the new structure, although the cellar level through the seventh floor will contain offices. Alexander Zhitnik, head of Chinatown-based Z Architecture, is designing the building. Demolition permits were filed back in 2014 to raze the existing three-story, two-unit wood-frame townhouse.

Construction Update: 199 Jay Street, Downtown Brooklyn

It was in July of 2014 that YIMBY brought you word of plans for the site of an office building at 199 Jay Street, at the corner of the small section of Nassau Street before the Manhattan Bridge ramps, in Downtown Brooklyn. A month later, we showed you a rendering of the project. Since then the existing building was demolished. Other than that, however, the project has barely pierced the ground, as seen in photos sent to us by our friend Tectonic, and it has a long way to go before it achieves its 33-story design.

21 West End Avenue Nears the Finish Line on the Far West Side

When we last checked in with 21 West End Avenue back in 2014, only a few stories of the 43-story tower had risen above street level. Now, Dermot Company is putting the finishing touches on the 529-foot-tall building between West 60th and 61st streets, and YIMBY reader Tectonic swung by for a construction update.

The landmarked St. James Episcopal Church hopes to build 12 stories of affordable housing on part of their property at 2500 Jerome Avenue, in the University Heights section of the Bronx.

Eight-Story, 60-Unit Mixed-Use Building In The Works At 98-02 Queens Boulevard, Rego Park

Over the summer, YIMBY reported on filings for an eight-story mixed-use building at 98-02 Queens Boulevard, in Rego Park, and now DNAinfo has the latest information on the project, which will have 60 rental apartments. The new building will encompass 75,000 square feet and will feature one-, two-, and three-bedroom units. Retail will span the entire ground floor and 7,000 square feet of community space will be located on the first level. The residential units on the top seven floors will average 657 square feet apiece. George Baharestani’s Bahar Corporation is developing, and Forest Hills-based Peter Casini is the architect of record. The existing single-story retail building will be demolished in the spring once the remaining tenants have vacant the property. Demolition permits were filed last October. Completion is expected in the second half of 2017.

Five-Building, 31-Unit Mixed-Use Development Planned At 42-02 Fort Hamilton Parkway, Borough Park

Back in 2014, a row of five four-story, four-unit residential buildings were built from 1038-1052 42nd Street, in northern Borough Park, and now five more buildings have been granted permits on the same block. Adjacent to the completed buildings, there will be three four-story, four-unit residential structures at 1054-1058 42nd Street. The residential square footage of each building varies, but will total between 5,500 and 6,000 square feet. Closer to Fort Hamilton Parkway, two seven-story mixed-use buildings are planned at 1060-1066 42nd Street. Both structures will have retail and community facility space, but one will contain nine residential units and the other will have 10 units.

ULURP Kicks Off For 23-Story, 335-Unit Mixed-Use Building At 2 Sherman Avenue, Washington Heights

The Uniform Land Use Review Procedure (ULURP) has officially kicked off for the proposed 23-story, 335-unit mixed-use building at 2 Sherman Avenue, in the Fort George section of Washington Heights, located four blocks from stops on either the A or 1 trains. The project, developed by Washington Square Partners and Acadia Realty Trust, will include retail space and a community facility. According to Politico New York, the project will be the first to utilize Mayor Bill de Blasio’s Mandatory Inclusionary Housing program, which requires developers to rent 30 percent of the residential units at below-market rates in exchange for a rezoning. The mayor’s program is expected to be voted on over the next few months. If the program is not established, the developers will go ahead with the city’s current system, which would require 20 percent of the units to be affordable. An existing two-story commercial building must first be demolished.

Expansion Planned For The Metropolitan Museum of Art At 1000 Fifth Avenue, Upper East Side

Daniel Brodsky is planning to build a 180,000 square-foot addition to The Metropolitan Museum of Art, located at 1000 Fifth Avenue, between East 80th and 84th streets on the Upper East Side. According to the New York Post, the expansion would include a Southwest Wing to showcase modern and contemporary art, and possibly additional galleries for the Arts of Africa, Oceania, and the Americas exhibits. The expansion will be designed by David Chipperfield Architects and won’t rise taller than the existing two-million-square-foot art museum. Plans will have to be approved by the Landmarks Preservation Commission because the structure is an individual landmark (with additional interior landmarked spaces; it’s also listed on the U.S. National Register of Historic Places). Brodsky recently completed the museum’s $65 million David H. Koch Plaza, which runs along Fifth Avenue in front of the building.
