Renderings Reveal Cove, a 14-Acre Mixed-Use Development in Jersey City

Little by little, progress is being made for Cove, a massive mixed-use project in Jersey City. Argent Ventures, which owns 12.4 acres of the development land, has joined forces with H&R Real Estate Investment Trust, to redevelop the property adjacent to Liberty State Park. Preliminary plans by Argent Ventures called for a mixed-use waterfront development with 1.6 million square feet of laboratory and office space and 1,544 residential units. Future residents would have clear views of both downtown Jersey City and Manhattan.

LPC Reviews Updated Proposals for 250 Water Street High-Rise Tower and South Street Museum Expansion Project

Plans to construct a pair of high-rise towers at 250 Water Street in the South Street Seaport Historic District have been dramatically scaled down, as revealed in updated proposals from Howard Hughes Corporation and Skidmore, Owings & Merrill. Additional members of the project team include architects JHPA and historic preservation consultants Higgins Quasebarth & Partners.

Renderings Revealed, Site Launches for 208 Delancey Street on the Lower East Side

A teaser site with new renderings is now live for 208 Delancey Street, a 12-story residential development on Manhattan’s Lower East Side. Designed by ODA and developed by New Empire Real Estate, the property will yield 85 units with sales launching this spring, led by Compass Development Marketing Group.

City agencies are now reviewing proposals from BRP Companies to construct a new 14-story mixed-use building at 270 Nostrand Avenue in Bedford-Stuyvesant, Brooklyn. Before construction can begin, the developer needs to secure zoning text amendments for an increase in allowable building height and density.

Affordable Housing Building at 145 West 108th Street Nears Completion on Manhattan’s Upper West Side

Construction is nearing completion on 145 West 108th Street, an 11-story mixed-use building on Manhattan’s Upper West Side. Designed by Dattner Architects and developed by the West Side Federation for Senior and Supportive Housing, the nearly 200,000-square-foot project will yield 199 units for both low-income families and seniors, and an upcoming Valley Lodge facility serving 110 seniors. The property will also include 160,453 square feet of community facility space, a new home for the Central Park Medical Unit, and public restrooms for Anibal Aviles Playground directly adjacent to the east of the structure. A second phase to the east near the end of the block will bring an additional 81 senior living spaces.

Housing Lottery Launches for 25-18 32nd Street in Astoria, Queens

The affordable housing lottery has launched for 25-18 32nd Street, a six-story mixed-use building in Astoria, Queens. The 7,081-square-foot masonry development yields seven units. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $61,715 to $159,640.

Excavation Underway for Broome Street Development at 55 Suffolk and 64 Norfolk Streets on Manhattan’s Lower East Side

Excavation has begun at 55 Suffolk Street and 64 Norfolk Street, the site of Broome Street Development, a mixed-use complex on Manhattan’s Lower East Side. Designed by Dattner Architects and developed by Gotham Organization, the project encompasses two buildings spanning a combined 387,223 square feet that will yield 488 rental units, of which 43 percent will be dedicated to permanently affordable homes. Both buildings will rise by the intersection of Broome and Norfolk Streets.

The affordable housing lottery has launched for 1074 Washington Avenue Senior Housing, a 12-story mixed-use building with 154 units in Morrisania, The Bronx. The 135,360-square-foot development is being constructed through the Senior Affordable Rental Apartments and Inclusionary Housing Programs of the New York City Housing Preservation & Development and financed under Article XV of the New York Private Housing Finance Law. Available on NYC Housing Connect are 96 units for residents at 50 percent of the area median income (AMI), ranging in eligible income from $0 to $51,200.

Permits Filed for 60-33 Eliot Avenue in Maspeth, Queens

Permits have been filed for a three-story mixed-use building at 60-33 Eliot Avenue in Maspeth, Queens. Located at the intersection of 60th Place and Eliot Avenue, the corner lot is closest to the Metropolitan Avenue subway station, serviced by the M train. Claire Reid is listed as the owner behind the applications.

219 Hudson Street Tops Out in Hudson Square, Manhattan

Construction has topped out at 219 Hudson Street, a ten-story mixed-use building in Hudson Square. Designed by Rawlings Architects and developed by the Joel Braver, the project will yield 14 residential units, ground-floor retail space, and a community facility. The site is located at the crossroads of Broadway and Canal Street, just to the west of the entrance to the Holland Tunnel.
