YIMBY’s Q2 2020 Construction Report Reveals 9,309 Residential Units Filed and Continued Brisk Activity

The second quarter of 2020, without a doubt, has brought more upheaval to New York and the United States at large than any period since September of 2001. However, in spite of all of the challenges, the city is continuing to grow: 476 new building permits were filed in the three-month period from April through June, spanning 9,309 multi-family units, with the full rundown of all the new developments in Excel format available at the link. While this was down somewhat from Q2 2019’s 12,123 residential unit filings for the same time period, it was still up substantially from 7,010 filings during Q2 of 2018, indicating that New York City’s economic engine remains revving.

Demo Permits Filed for 27 West 136th Street in Harlem, Manhattan

Full demolition permits have been filed for 27 West 136th Street in Harlem, Manhattan. According to the recent filing, the interior site is owned by NYC Health + Hospitals and part of the six-building Harlem Hospital complex. The one-story structure with a 19-foot-long lot frontage is a fraction of a combined 220,926 square feet that encompasses the entire block.

Full demolition permits have been filed for 36-40 West 8th Street in Greenwich Village, Manhattan. According to the filing, the three adjacent lots are owned by Straus Group under the Clinton Eight Realty LLC. Located on the corner of West 8th Street and MacDougal Street, the property currently houses two one-story commercial buildings with with a total lot area of 4,775 square feet. Built in 1937, the structures offer a collective frontage of 104 feet along the intersection.

Updated renderings from Gerald Caliendo Architects offer a first look at an 11-story mixed-use building at 2 Mount Hope Place in Morris Heights, The Bronx. The development is alternately addressed as 1840 Jerome Avenue and will comprise a mix of rental apartments, retail space, and community facilities.

Located between Ditmars Boulevard and Astoria Boulevard North, the lot is closest to the Ditmars Boulevard subway station, serviced by the N and W trains. Hercules Argyrious of Mega Group under the MD 45 Developers LLC is listed as the owner behind the applications. Last year Mega Realty Holding and the Pancyprian Association released renderings for a two-building, mixed-use development on the property, however it is unclear how much of the plans and design have changed.
