Four-Story, Five-Unit Mixed-Use Building Planned at 41-16 Haight Street, Flushing

A Queens-based property owner has filed applications for a four-story, five-unit mixed-use building at 41-16 Haight Street, in downtown Flushing. The project, measuring 7,180 square feet, will feature 1,780 square feet across the ground and cellar levels for a children’s daycare center, followed by five residential units on the second through fourth floors. The apartments should average 724 square feet apiece, indicative of rental units. Robert H. Lin’s Flushing-based A&T Engineering is the applicant of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a two-story house. Demolition permits were filed in November.


847 St. Nicholas Avenue

38-Unit Affordable Mixed-Use Building Planned at 841 St. Nicholas Avenue, Hamilton Heights

Through a deal with the city’s Department of Housing Preservation and Development (HPD), BRP Companies is planning a 38-unit mixed-use building at 841-847 St. Nicholas Avenue, located on the corner of West 152nd Street in Hamilton Heights. The new building will measure 32,470 square feet, DNAinfo reported. All of the project’s apartments will rent at below-market rates through the housing lottery. The Dance Theatre of Harlem will also have studio space on the ground floor. New building applications have not been filed at this time. The vacant, 7,063-square-foot site is located within the Hamilton Heights/Sugar Hill Northwest Historic District, meaning the Landmarks Preservation Commission has to approve the new building.


Ebenezer Plaza

Developers Seek Rezoning for Multi-Building, 512-Unit Affordable Mixed-Use Project at 110 New Lots Avenue, Brownsville

New details are emerging of the affordable mixed-use project planned at 110 New Lots Avenue, in southern Brownsville. The project was reported to consist of 481 units when plans were first unveiled in October. Developers have now filed applications with the Department of City Planning to rezone the two-block assemblage for a multi-building project, called Ebenezer Plaza, with a total 512 apartments, an increase of 31 units. All of the units would rent at below-market rates.


31-47 137th Street

Four-Story, 10-Unit Mixed-Use Building Filed at 31-47 137th Street, Flushing

An anonymous Queens-based LLC has filed applications for a four-story, 10-unit mixed-use building at 31-47 137th Street, located on the corner of 32nd Avenue in downtown Flushing. The project will measure 14,986 square feet. It will contain 2,473 square feet of medical offices on the ground floor, followed by 10 residential units across the second through fourth levels. The apartments should average 765 square feet; in Flushing, units of this size could indicate either condominiums or rentals. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record. The lot is currently vacant.


550 Washington Street

City Council Approves Five-Building, 1,586-Unit Mixed-Use Project at 550 Washington Street, Hudson Square

Last week, the City Council approved plans for Atlas Capital Group and Westbrook Partners to acquire $100 million worth of air rights from Pier 40, overseen by the Hudson River Park Trust, to develop a 1,586-unit mixed-use complex at 550 Washington Street, in Hudson Square. The project is set to include five towers, the New York Times reported, although their height was not disclosed. Thirty percent of the units, or 475 apartments, will rent at below-market rates through the housing lottery. One of the residential towers will be geared towards “older tenants.” There would also be retail space and a 15,000-square-foot recreation center.
