Brooklyn-based property owner Abraham Schiff, doing business as USA Home Financial, has filed applications for a four-story, two-unit mixed-use building at 382 Keap Street, located at the corner of South 2nd Street in the heart of Williamsburg. The building will measure 5,367 square feet, with 911 square feet of commercial-retail space across the ground and cellar levels, in addition to a 479-square-foot community facility also on the ground floor. The residential units above, spread across three floors and a penthouse level, should average 1,827 square feet apiece, indicative of condominiums.

Six-Story, 48-Unit Mixed-Use Building Planned At 4511 Eighth Avenue, Sunset Park

An anonymous Brooklyn-based LLC has filed applications for a six-story, 48-unit mixed-use building at 4511 Eighth Avenue, located on the corner of 46th Street in Sunset Park. The project will measure 91,382 square feet and rise 70 feet above street level. The ground floor will host a 12,648-square-foot supermarket and the second floor will feature a 12,995-square-foot children’s daycare facility. The residential units, on the third through sixth floors, should average 778 square feet apiece, indicative of rental apartments.



53-62 61st Street

Four Three-Story Buildings With 11 Residential Units Coming To 53-62 61st Street, Maspeth

Midtown South-based Shimon Properties has filed applications for four three-story, two-to-three-unit residential buildings at 53-60 – 53-68 61st Street, located on the corner of 54th Avenue in Maspeth. Three of the buildings will measure 3,640 square feet each and contain three apartments apiece. The fourth building will measure 4,360 square feet and will feature 1,270 square feet of medical offices on the ground floor, followed by two apartments on the floors above. Across all four buildings, the units should average 870 square feet apiece. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The 10,823-square-foot assemblage is occupied by two single-story rowhouses. Demolition permits were filed in August.

As property values in Long Island City skyrocket, developers are starting to look a little further afield for places to build office space. A pair of developers are taking a chance on an industrially zoned strip in Sunnyside, just across the rail yards from Long Island City. They just filed plans for an eight-story office and medical building there at 38-01 Queens Boulevard, on the corner of 38th Street.
