270 Park Avenue’s Shrouded Demolition Making Progress in Midtown East

Work to prepare 270 Park Avenue for its demolition is continuing in Midtown East. Since YIMBY’s last update in late July, more scaffolding and netting have been installed on the lower section of the Modernist-style skyscraper. JPMorgan Chase is the developer of the project to tear down the 1.5-million-square-foot, 52-story tower and replace it with a 57-story supertall designed by Foster + Partners Architects, with Adamson Associates as the architect of record.

The 23-story reinforced concrete structure at 250 Fifth Avenue has topped out in NoMad. The 230-foot-tall hotel tower is located along West 28th Street directly adjacent to an 111-year-old McKim, Mead & White-designed five-story building with a landmarked façade. PBDW Architects and Perkins Eastman are the designers of the addition, which is being developed by Flaneur Hospitality.

Fogarty Finger Reveals New Residential Building at 457 Grand Avenue in Clinton Hill, Brooklyn

Fogarty Finger Architecture has debuted new renderings of a nine-story residential building at 457 Grand Avenue in Clinton Hill, Brooklyn. The newly subdivided tax lot where the development will be located was originally designated to the Bethel Seventh-day Adventist Church, constructed in 1882. Ranger Properties was allowed to proceed with construction following a $2.1 million transfer of land rights to repurpose the church’s underutilized parking lot. The development also required an approved tax lot division, which successfully passed through the Department of Buildings in 2018.
