12-Story, 49-Unit Mixed-Use Building Rises At 2040 Frederick Douglass Boulevard, Harlem

In the spring of 2014, YIMBY reported on applications for an 12-story, 49-unit mixed-use building at 2040 Frederick Douglass Boulevard, in Harlem, located on Central Park’s northwestern corner. Later that year, renderings went up on-site, and since then an eight-story structure has risen, per photos snapped by Tectonic. The curved, FXFOWLE-designed building will eventually measure a total 87,582 square feet. Within that area, 3,507 square feet of ground-floor retail space is expected, as well as 8,370 square feet of community space located on the ground and second floors. Artimus Construction is the developer and completion is expected in 2017.


25 Great Jones Street

Construction Underway At 11-Story, Six-Unit Condo Project At 25 Great Jones Street, NoHo

This past summer, the 11-story, six-unit condominium project at 25 Great Jones Street/22 Bond Street, in NoHo, received construction financing, and now work is underway, EV Grieve reports. The 14-story structure – what was once a stalled-out hotel project – is currently being horizontally expanded to sit flush with Great Jones’ street wall. Floors 12 through 14 will eventually be removed, but that demolition work has not yet begun. Although the block-thru development fronts Great Jones, BKSK Architects designed a four-story steel façade for Bond Street. Second Development Services and Richport Group are developing.


333 Schermerhorn Street

56-Story, 750-Unit Mixed-Use Tower Close To Topping Out At 333 Schermerhorn Street, DoBro

YIMBY last checked in on 333 Schermerhorn Street, in Downtown Brooklyn, back in September, and since then the structure has grown rapidly, the Brooklyn Daily Eagle reports. The 56-story, 750-unit mixed-use tower is only weeks from topping out, with just five floors to go, and façade work can also be seen wrapping around the lower portion of the skyscraper. Upon completion, it will be (temporarily) the tallest building in Brooklyn, standing 610 feet above street level. Of the residential units, 150 of them will be set aside as affordable housing and 34,823 square feet of retail space is planned. Douglas Steiner is developing, Dattner Architects is designing, and move-ins are expected in mid-2016.


95 South Broadway

14-Story, 212-Unit Mixed-Use Conversion Proposed At 95 South Broadway, White Plains

The owners of Esplanade Luxury Senior Residences – a 14-story, 120-resident senior-exclusive building located at 95 South Broadway, in White Plains – have proposed converting the property into regular rental apartments, according to Westfair. The conversion would shrink the 1965-built structure to 251,000 square feet, and in addition to 212 rental units, it would have 9,000 and 6,750 square feet of medical offices and restaurant space, respectively. The project would displace its current residents and is now under review by the city’s Common Council. Esplanade of White Plains Venture Partnership is developing and Sullivan Architecture is designing.


284 East Oakdene Avenue

Ceremonial Groundbreaking For 13-Story, 350-Key Hotel At 284 East Oakdene Avenue, Teaneck, New Jersey

Over the summer, news broke of the planned 13-story, 350-key dual-brand hotel set to rise at 284 East Oakdene Avenue, in southern Teaneck, New Jersey, located immediately off exit 70 on the New Jersey Turnpike. According to Real Estate Weekly, Alfred Sanzari Enterprises recently held a ceremonial groundbreaking at the site, which is located adjacent to the Glenpointe commercial complex. The 147-foot-tall hotel will feature a Hampton Inn & Suites and Homewood Suites, both to be operated by Hilton. One hotel will be geared towards short-term guests while the other will accommodate extended-stay guests. A completion date has not been given, but excavation work is now imminent.
