18-Story, 32-Unit Mixed-Use Condo Project Filed At 2255 Broadway, Upper West Side

In March, Alchemy Properties and Carlyle Group acquired, for $51 million, the three-story retail building at 2251-2259 Broadway, on the corner of West 81st Street on the Upper West Side, with plans to build a condominium project. The developer have now filed applications for an 18-story, 32-unit mixed-use building, as first reported by The Real Deal. The 209-foot-tall project will measure 123,493 square feet, of which 11,587 square feet will be designated to retail space on the cellar, ground, and second floors. The condos should average a spacious 2,617 square feet apiece, and amenities include a 39-bike storage room, private residential storage space, multiple lounges, and a rooftop terrace. Goldstein, Hill & West Architects is serving as the architect of record.

Sometime next spring, the landmarked Bronx General Post Office, located in the borough’s Concourse Village neighborhood, will start a new life as retail, office space, and a restaurant. Interior demolition work is underway and we got a peak inside last week, with Brendan Murray, vice president at Hollister Construction Services, and he pointed out an incredibly creepy aspect of the building’s history.

L+M Files a 54-Story Tower at 23 Park Row in the Financial District

L+M Development and the owners of J&R Music are pushing forward with plans to erect a 54-story, mixed-use tower at 23 Park Row, across the street from City Hall Park in the Financial District.

New Look: 122-Unit Residential Tower at 131 East 47th Street, Midtown East

We’ve been telling you about plans for a 49-story, 122-unit residential tower at 131 East 47th Street, between Lexington and Third avenues in Midtown East, since mid-2015. Last month, those plans were officially filed with the Department of Buildings. Now, we have a new look at the project.

Stapleton, like much of Staten Island’s North Shore, was hit hard by abandonment and disinvestment in the ’70s and ’80s. But development has begun to pick up there in the last few years, sparked by a huge residential project under construction on a decommissioned naval base along the waterfront. Now, another new building is headed to neighborhood. Plans were filed last week for a five-story, mixed-use development at 84 Prospect Street, between Bay and Van Duzer streets.

33-Story, 521-Unit Mixed-Use Conversion Filed for 20 Broad Street Office Tower, Financial District

In December of 2015, Nathan Berman’s MetroLoft Management purchased the leasehold on the 27-story, 473,000-square-foot office building at 20 Broad Street for $185 million from Vornado Realty Trust, with plans to convert the property into residential units. Now, the developer has filed applications for the project, which call for vertically expanding the building by six stories, or 38,098 square feet, to 33 floors. That would boost the structure’s height from 317 feet to 417 feet. There will be 521 residential units, measuring an average of 795 square feet apiece. The apartments will be rentals, and roughly 200 will be studios, with the rest ranging from one- to three-bedroom configurations.

Site Cleared for 17-Story, Mixed-Use Building at 41-10 Crescent Street, Long Island City

The 30,102-square foot lot between 41-02 and 41-10 Crescent Street, under the permit address of 41-08 Crescent, has been cleared for construction of an 189-foot-tall, 17-story mixed-use residential and hotel project. It is being developed by Forte Italia LLC, with Bayside-based Park Side Construction Builders serving as the general contractor. Dan Ionescu Architects is in charge of the design. The site is owned by Flushing-based TPEC Management. Completion is anticipated in 2020.

City to Launch Request for Proposals at Downtown Brooklyn Mixed-Use Development Site, 131 Livingston Street

The New York City Economic Development Corporation (NYCEDC), with the Department of Education and the Department of Housing Preservation & Development (HPD), is preparing to launch a Request for Proposals (RFP) for the L-shaped development site at 131 Livingston Street (a.k.a. 409 Red Hook Lane), in Downtown Brooklyn. The property would be ground-leased to a development team for 99 years and redeveloped, according to the Brooklyn Paper. The site could accommodate a mix of residential units, office space or retail, though the city will likely require the winning team to build a 500- to 700-seat public school. The lot is currently occupied by a six-story office building that houses various city-level government agencies, and it will likely end up getting demolished.

Seven-Story, 37-Unit Mixed-Use Project Tops Out at 50 Clinton Street, Lower East Side

Back in February, the seven-story, 37-unit mixed-use project under development at 50 Clinton Street, on the Lower East Side, was two stories above street level. Now, the structure is fully topped out, according to Bowery Boogie. It measures 43,002 square feet and will eventually feature 1,836 square feet of ground-floor retail. The condominium units – being designed by Paris Forino – should average 1,023 square feet apiece and will come in one-, two-, and three-bedroom configurations. As reported previously, amenities include bike storage space, private residential storage, a fitness center, and recreational space on the rooftop. DHA Capital is developing the project, while Issac & Stern Architects is behind the design. Completion can be expected before 2017.

Three-Story, Six-Unit Residential Building Planned at 1776 74th Street, Bensonhurst

Elizabeth McDonald, doing business as an anonymous LLC, has filed applications for a three-story, six-unit residential building at 1776 74th Street, in Bensonhurst, located five blocks from the 79th Street stop on the D train. The structure will measure 10,000 square feet and its residential units should average a spacious 1,080 square feet apiece, indicative of condominiums. The project will feature four parkings spaces, two of which will be located on the ground floor. Steven Schneider’s New Jersey-based Schneider Associates is the applicant of record. Demolition permits were filed in February for the 40-foot-wide site’s existing two-and-a-half-story house.
