Four-Story, Eight-Unit Residential Building Planned at 1666 Dean Street, Crown Heights

Property owner David Azour, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 1666 Dean Street, in eastern Crown Heights. It will measure 5,900 square feet and its residential units should average 625 square feet apiece, indicative of rental apartments. There will be two unit per floor and no parking is included. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 25-foot-wide, 2,680-square-foot lot is currently occupied by a two-story townhouse. Demolition permits were recently on Monday. The Utica Avenue stop on the A/C trains is five blocks north.

Twin Three-Story, Two-Family Houses Coming to 91 Fremont Avenue, Grant City, Staten Island

Staten Island-based Terra Estates has filed applications for two three-story, two-family houses at 91-95 Fremont Avenue, in Grant City. That’s a neighborhood located along Staten Island’s East Shore. The houses will each measure 3,233 square feet and will host a single unit on the ground floor, followed by a second unit on the second and third floors. The apartments will likely boast family-sized configurations. Each house will come with a 300-square-foot, single-car garage. James V. Morri’s Staten Island-based architectural firm is the architect of record. The 7,500-square-foot property was occupied by a two-story house until that was demolished in 2014. The neighborhood’s Staten Island Railway station is a stone’s throw away.

Today, we have a fresh look at One Journal Square, which has also experienced a significant height bump. What was originally supposed to host two 50-odd story buildings will instead give rise to one tower of 56 floors, and another of 79 floors.

First Look at the Conversion of an Upper West Side Rehab into Condos, 164 West 74th Street

Prime Rok Real Estate and Greystone Development purchased the eight-story, Beaux-Arts building at 164 West 74th Street for $26.8 million in February from drug and alcohol rehab nonprofit Phoenix House. Now, the two companies are converting the building, between Columbus and Amsterdam avenues in the Upper West Side/Central Park West Historic District, into condos.

Seven-Story, 161,000-Square-Foot Commercial Building Now Planned at 626 Sheepshead Bay Road, Coney Island

A new design has been revealed of the mixed-use commercial building planned at 2837 West 8th Street (a.k.a. 626 Sheepshead Bay Road), on Coney Island. A seven-story, 161,000-square-foot building, dubbed Neptune/Sixth is now planned, Real Estate Weekly reports. It will feature retail space on the ground floor and a mix of office and community facility space on the upper floors. An 800-car parking garage will also be built, in addition to other public amenities. A slightly smaller four-story building was previously planned, revealed by YIMBY in October. The initial filings, which YIMBY reported on when they were submitted, have since been amended to reflect the new design. The former two-story commercial building was demolished in November and construction is reportedly now underway, with completion anticipated for late 2017. Cammeby’s International Group is the developer and S9 Architecture is behind the design.
