Nehalkumar Gandhi, doing business as North Bergen, N.J.-based Ratan Realty, has filed applications for two six-story, 88-unit extended-stay hotels at 510 East 185th Street, in the West Bronx’s Belmont section. One of the buildings will measure 43,895 square feet while the other will measure 53,340 square feet. Across both, there will be a total of 121 hotel rooms located on the ground through third floors, and 55 apartment-hotel units located on the fourth through sixth floors. Amenities include off-street parking for 20 cars, storage for 34 bikes, laundry facilities, meeting rooms, fitness centers, and breakfast areas in the cellars. Michael Kang’s Flushing-based architectural firm is the architect of record. The 21,411-square-foot site, bound by Bassford and Bathgate avenues and East 185th Street, is currently occupied by a single-story warehouse. Demolition permits were filed in April. The site is six blocks south of Metro-North Railroad’s Fordham station.
Excavation is well underway for the 35-story, 343-key Moxy hotel planned to rise at 105 West 28th Street, on the western side of Chelsea. A photo of the recent excavation work has been posted to the YIMBY Forums by JC_Heights. The 410-foot-tall tower will encompass 145,344 square feet. Hotel rooms will be located on the fourth through 32nd floors, while guest amenities will round out the building’s remaining space. Amenities include a fitness center, a food market on the ground floor, a lounge and meeting rooms on the second, two rear yard terraces, and a sky-lounge with a restaurant on the 34th floor. The Lightstone Group is developing, and Stonehill & Taylor Architects is behind the design. The project had been delayed because a tower of its size required air rights to be transferred from around the block.
Stefan Solakiewicz, doing business as a New Jersey-based LLC, has filed applications to convert the six-story, 55,000-square-foot office building at 92-32 Union Hall Street, in Downtown Jamaica, into a 110-key hotel. The structure will remain the same size, featuring 52,241 square feet of commercial space, although the property boasts 24,500 square feet of air rights. The ground floor will host the hotel’s lobby as well as an unspecified amount of retail space. The hotel rooms will be located on the second through sixth floors, with 22 units per floor. Chelsea-based C3D Architecture is the architect of record. The building is located three blocks from the Jamaica Center-Parsons/Architect Station on the E, J, and Z trains. The property was acquired for $1.1 million in 2013.
The Anbang Insurance Group Co. is planning to convert up to 1,100 hotel rooms of the 1,413-key Waldorf Astoria into an undisclosed number of condominiums. The 47-story, 625-foot-tall luxury hotel is at 301 Park Avenue, located on the block between East 49th and 50th streets in Midtown East. The hotel-to-residential conversion would retain between 300 to 500 hotel rooms, which will also see renovations of their own, according to the Wall Street Journal. The project is expected to cost $1 billion, and would close the Waldorf Astoria for up to three years. Hilton Worldwide Holdings Inc. will remain the hotel operator following the conversion. The Landmarks Preservation Commission will have to approve any exterior alterations. The hotel played host to the president of the United States for decades until China-based Angang acquired the property, an individual landmark, for $1.95 billion in 2015. During last year’s United Nations General Assembly, President Barack Obama stayed at the Lotte New York Palace Hotel.
