Construction is wrapping up on 150 West 48th Street, a 38-story triple-brand Hilton hotel tower in Times Square. Designed by Gene Kaufman Architect and developed by Sam Chang of McSam Hotel Group, the 418-foot-tall, 320,000-square-foot structure will yield 1,046 hotel rooms across the Hampton Inn, Home 2 Suites, and Motto Hotel, Hilton’s newest brand of micro-hotels. McSam Hotel Group purchased the Midtown site for $140 million from Rockefeller Group in early 2019 and received a $250 million loan before construction broke ground the following year. Omnibuild was the general contractor for the project, which is located by the corner of West 48th Street and Seventh Avenue.
Excavation is underway at 4279 Third Avenue, the site of a nine-story Holiday Inn Express by InterContinental Hotels in the Belmont section of The Bronx. Designed by Michael Kang Architect and developed by Neelam Chadha, the 172-foot-tall structure will span 43,789 square feet and yield 86 guest rooms. Supreme Builders Corp. is the general contractor and 2918 Arnow Real Estate Group is the owner of the 6,229-square-foot property, which is bound by Third Avenue to the east, Park Avenue to the west, and East 188th Street to the south.
Construction on TSX Broadway, a 47-story hotel tower at 1568 Broadway in Times Square, reached a milestone as crews turned on TSX Entertainment’s 18,000-square-foot podium LED display. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 550,000-square-foot structure will yield 661 hotel rooms operated by Tempo by Hilton, as well as 100,000 square feet of retail space on the lower levels and Times Square’s only cantilevering outdoor performance stage. Positioned above the new retail space is the historic Palace Theater, which was renovated by PBDW Architects and lifted 30 feet above street level in early 2022. Pavarini McGovern is the general contractor for the property, which is located at the corner of Seventh Avenue and West 47th Street.
Exterior work is nearing completion on the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Paul Taylor with Stonehill Taylor and developed by Firmdale on a land lease from Solil Management, the 135-foot-tall structure will span 44,000 square feet and yield 69 guest rooms operated by Firmdale Hotels, as well as the 150-seat Warren Bar and Restaurant, a drawing room, an orangery, and a private event space. Pavarini McGovern is the general contractor and Kit Kemp is the interior designer for the project, which rises from the site of a former parking lot between Greenwich Street and West Broadway.
Exterior work is continuing on 450 Eleventh Avenue, a 51-story hotel skyscraper in Hudson Yards. Designed by DSM Design Group and developed by Marx Development Group, the 642-foot-tall structure will yield 379 guest rooms, a business center, a ballroom, and a fourth-floor restaurant with a bar and outdoor terrace. Atria Builders is the general contractor for the project, which is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center.
