Hard Rock Hotel Opens For Business At 159 West 48th Street In Times Square, Manhattan

The Hard Rock Hotel at 159 West 48th Street is the newest hotel to open in Midtown, Manhattan’s iconic Times Square district. Designed by SLCE Architects and developed by Extell and Hard Rock International, the 442-foot-tall, 291,000-square-foot structure features 446 rooms and welcomed its first guests earlier this week. The rectangular reinforced concrete edifice is located by the corner of West 48th Street and Seventh Avenue and was built by AECOM Tishman. Rooms start at $475 per night.

Waldorf Astoria Renovation and Partial Residential Conversion Progresses in Midtown East, Manhattan

Work continues to progress on the renovation and partial residential conversion of the Waldorf Astoria at 305 Park Avenue in Midtown East. Developed by Andrew Miller of Dajia US, the project is dubbed “The Towers of the Waldorf Astoria” and will yield 375 residences designed by Skidmore Owings & Merrill and Jean-Louis Deniot that range from studios to sprawling penthouses, as well as an extensive amenity offering. Douglas Elliman Development Marketing is handling sales and marketing of the units, Suffolk Construction Corporation is the general contractor, Pierre-Yves Rochon is in charge of the revamped hotel interiors, and Simon de Pury is the residential art curator for the 625-foot-tall Art Deco landmark, which occupies a full city block bound by Park Avenue to the west, East 49th Street to the south, East 50th Street to the north, and Lexington Avenue to the east.

The XI Prepares to Resume Construction at 76 Eleventh Avenue in Chelsea, Manhattan

Construction is set to resume on The XI, with a revised completion date of “Winter 2024” posted for the stalled two-tower mixed-use project at 76 Eleventh Avenue in Chelsea. Designed by Bjarke Ingels Group and developed by 76 Eleventh Avenue Property Owner LLC, the twisting 26- and 36-story structures have stood topped out and unfinished since late 2019, when reports of trouble began to surface about the former developer, HFZ Capital Group. In late 2021, Steve Witkoff purchased the property in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital, and it now appears that the project is back on track, with an updated board at the property listing Suffolk Construction Corporation as the new general contractor, replacing Omnibuild. The full-block site is located adjacent to the High Line and is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Victoria Theater Redevelopment, 233 West 125th Street, via Aufgang Architects

Developers Secure $167.5M for Victoria Tower Residences at 233 West 125th Street in Central Harlem, Manhattan

Lam Group and Exact Capital Group have closed on a $167.5 million construction loan to refinance Victoria Tower Residences, a 26-story mixed-use rental property in Central Harlem. The building is located at 233 West 125th Street, a site formerly occupied by the historic Victoria Theatre.

H Hotel W39 Nears Halfway Mark at 58 West 39th Street in Midtown, Manhattan

Construction is nearing the halfway mark on H Hotel W39, a 28-story hotel tower at 58 West 39th Street in Midtown. Designed by Peter F. Poon Architects and developed by Wei Hong Hu of H Hotel LLC, the 447-foot-tall structure will yield 65 rooms spread over 41,500 square feet along with meeting rooms and a fitness center. City Cross Construction Corp. is the general contractor for the property, which is located on a narrow plot between Fifth and Sixth Avenues, just one block below Bryant Park.

Le Meridien Hotel Completes Construction at 292 Fifth Avenue in NoMad, Manhattan

Construction is complete on Le Meridien Hotel, a 21-story mixed-use tower at 292 Fifth Avenue in NoMad. Designed by Gene Kaufman Architect and developed by the McSam Hotel Group, which purchased the property for $42.4 million in March 2017, the structure yields 187 hotel rooms and an unspecified number of residential units on the upper levels. The development is located between West 30th and West 31st Streets.

Ritz-Carlton Hotel and Residences Completes Construction at 1185 Broadway in NoMad, Manhattan

Exterior work is complete on the Ritz-Carlton Hotel and Residences, a 45-story skyscraper at 1185 Broadway in NoMad. Designed by Rafael Vinoly and developed by Marriott, Ritz Carlton Hotels, and Flag Luxury Properties, the 580-foot-tall reinforced concrete tower will yield 250 guest rooms spread across 150,000 square feet and 16 one- and two-bedroom penthouse residences on the upper levels. Lendlease is the general contractor for the project, which is located at the corner of Broadway and West 28th Street. The Erin Boisson Aries team at Christie’s International Real Estate is handling the sales of the penthouses.

Warren Street Hotel Tops Out at 86 Warren Street in Tribeca, Manhattan

Construction has topped out the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Stonehill Taylor and developed by Solil Management, the 135-foot-tall structure will yield 44,000 square feet and 70 guest rooms operated by Firmdale Hotels, as well as a restaurant, a drawing room, an orangery, a bar, and a private event space. Pavarini McGovern, LLC is the general contractor, Kit Kemp is the interior designer, and Paul Taylor under the Warren Street Hotel LLC is the owner behind the previously filed permit applications for the property, which is located between Greenwich Street and West Broadway.

50 Trinity Place’s Façade Continues to Take Shape in Financial District, Manhattan

Exterior work continues to progress on 50 Trinity Place, a 28-story Aloft Hotel in the Financial District. Designed by Peter Poon Architects and developed by FIT Investment Corporation, which purchased the property for $15 million in 2012, the 77,310-square-foot reinforced concrete tower will yield 173 guest rooms. Cauldwell Wingate is serving as the general contractor for the project, which is located at the corner of Trinity Place and Rector Street, diagonally across from Trinity Church.

255 West 34th Street Vertically Progresses Over Midtown, Manhattan

Several more floors have been added to the reinforced concrete superstructure of 255 West 34th Street, a rising 33-story hotel in Midtown, Manhattan. Designed by Stonehill Taylor Architects and developed by The Chetrit Group, the 397-foot-tall, 155,594-square-foot development will yield 330 guest rooms. Flintlock Construction Services, LLC is the general contractor for the building, which is located on the southern edge of the Garment District between Seventh and Eighth Avenues, right across from One Penn Plaza, Madison Square Garden, and a short walk to the nearby James A. Farley Building and Moynihan Train Hall.
