Foundation Work Complete for 29-Story, 399-Key Courtyard Marriott Hotel at 461 West 34th Street, Hudson Yards District

YIMBY first brought you news in April of 2014 of the planned 29-story, 399-key hotel at 461 West 34th Street, located on the corner of Tenth Avenue in the Hudson Yards District. Later that month, we revealed an initial rendering of the project, and then brought you updated images of it by the end of 2014. Now, the foundation is complete, as seen in a photo by ILNY via the YIMBY Forums. The new hotel, which will be a Courtyard by Marriott, will encompass 218,640 square feet. Guest amenities will include a fitness center, storage for 18 bikes, a lounge, meeting rooms, and a restaurant in the cellar. The hotel rooms will be located on the second through 29th floors, and retail space will be hosted on the ground floor. Marx Development Group is the developer and DSM Design Group is the architect of record. The developer secured $65 million in financing for the project late last year. Completion is expected in 2017.


12 East 48th Street

31-Story, 161-Key Hotel Filed at 12 East 48th Street, Midtown

Back in 2014, Hidrock Realty Inc. acquired, for $47 million, the collection of five- and six-story commercial buildings at 12-14 East 48th Street and 13 East 47th Street, in Midtown, located between Fifth and Madison avenues. At the time, the developer planned to construct a residential tower, but new building applications have now been filed for a 31-story, 161-key hotel. The building will measure 115,924 square feet in its entirety and will contain ground-floor retail space. The hotel rooms will be located on the third through 29th floors, and guest amenities are to include a courtyard on the ground floor, a fitness center, a lounge with a pantry, storage for bikes, and a terrace on the second floor. Financial District-based Handel Architects is the architect of record. The permit indicates the seven-story commercial building at 16 East 48th Street is also part of the development assemblage. Demolition permits are currently on file for the buildings at 12-14 East 48th Street and 13 East 47th Street.

334 West 36th Street

Reveal for 19-Story, 386-Key Hotel Project at 334 West 36th Street, Garment District

Back in June of 2015, Sam Chang’s Great Neck, N.Y.-based McSam Hotel Group disclosed plans to incorporate a portion of the façade of the six-story Christ Church, at 334-344 West 36th Street in the Garment District, into their planned hotel redevelopment. Now, a rendering of the project has been revealed by the New York Post. The latest building permits indicate a 19-story, 386-key hotel is in the works, which is somewhat scaled-down compared to early filings that listed as many as 566 rooms. It will encompass 132,210 square feet and is being designed by SoHo-based Gene Kaufman Architect. Unfortunately, the six-story parish house portion of the church is in the process of being demolished. It’s expected to be rebuilt with pre-fabricated materials. Guest amenities include a fitness center, meeting rooms, a ballroom, laundry facilities, a restaurant and bar, and storage for 12 bicycles.


1412 Broadway

15-Story, 80-Key Hotel Redevelopment Planned at 1420 Broadway, Midtown

In 2014, investors Issac Chetrit and Charles Aini acquired, for $268 million, the 24-story, 415,000-square-foot multi-use commercial building at 1412 Broadway and the three-story, 7,000-square-foot retail property at 1420 Broadway. The buildings are located at the corner of West 39th Street. Now, the property owners have disclosed plans to redevelop the three-story retail building into a roughly 15-story, 80-key hotel, The Real Deal reported. The 2,286-square-foot property can accommodate up to 34,290 square feet of commercial development. The existing property is triple-net leased through 2020, which means construction won’t begin until the lease expires and the tenants vacate the premises. The eventual hotel building will connect to the retail component of 1420 Broadway through the ground floor. Plans have not yet been filed with the Buildings Department.
