406 Boston Post Road

730-Unit Mixed-Use Mega-Development At 406 Boston Post Road In Approval Stage, Port Chester

Greenwich, Conn.-based Starwood Capital Group’s mixed-use mega-development planned at the former 15-acre United Hospital campus, at 406 Boston Post Road in Port Chester, N.Y., is moving into the approval process, according to Westfair. The project would include the demolition of the existing medical complex, which would be replaced by 730 mixed-income residential units, a 135-key hotel, 217,000 square feet of medical office space, and 90,000 square feet of commercial-retail. It’s expected to complete the National Environmental Policy Act (NEPA) review process, by acquiring a Final Environmental Impact Statement (FEIS), and receive zoning approval sometime later this year. Local community coalition Sustainable Port Chester Alliance has also recently proposed an agreement that would include preserving the 13-story, 134-unit rental building at 999 High Street, which is unfortunately expected to be demolished in the process. Construction is expected to begin in 2018 following the necessary approvals.


1162 Broadway

14-Story, 52-Key Hotel Planned At 1162 Broadway Moves Forward, NoMad

In December of 2013, the Landmarks Preservation Commission approved the planned 14-story, 52-key hotel at 1162 Broadway, between West 27th and 28th streets in NoMad, located within the Madison Square North Historic District. Applications for the project were submitted in May of 2014, but filings were incomplete until yesterday, when Aini Assests filed drawings with the Department of Buildings. The building will have 24,325 square feet of commercial space and there will be a café or restaurant on the ground floor. Morris Adjmi Architects is behind the design. The site is currently occupied by a 26-foot-wide, two-story commercial structure, and demolition permits were filed this past December. The LPC also recently approved plans for a hotel next door at 1164 Broadway.

Construction Update: 199 Jay Street, Downtown Brooklyn

It was in July of 2014 that YIMBY brought you word of plans for the site of an office building at 199 Jay Street, at the corner of the small section of Nassau Street before the Manhattan Bridge ramps, in Downtown Brooklyn. A month later, we showed you a rendering of the project. Since then the existing building was demolished. Other than that, however, the project has barely pierced the ground, as seen in photos sent to us by our friend Tectonic, and it has a long way to go before it achieves its 33-story design.

2870 Webster Avenue

Request For Proposals Released For Mixed-Use Development Site At 2870 Webster Avenue, Bedford Park

The New York Botanical Garden has released a Request for Proposals (RFP) for a mixed-use development assemblage at 2856-2870 Webster Avenue and 412 Bedford Park Boulevard, in Bedford Park. According to Curbed NY, the site could accommodate roughly 300 residential units, in addition to a 125-plus-key hotel and at least 12,000 square feet of retail. The site is located right above the Metro-North Railroad’s Botanical Garden station and currently consists of multiple low-rise commercial buildings. Proposal submissions are due on March 1, and the Garden is hoping to choose a developer before April.


Foundations Complete For 25-Story Hotel At 100 Greenwich Street

When YIMBY last visited the site of the 192-room hotel at 100 Greenwich in October 2015, the 25-story tower’s foundations were only beginning to take shape. Rebar was being laid out for the concrete foundation mat at the rear on the site, while the front portion was still under excavation. Three months later, the building is yet to breach ground level, but its foundations are virtually complete.
