Checking in on SOMA Architects’ 45 Park Place in Tribeca

Among the tallest new construction projects in Lower Manhattan is 45 Park Place, a 667-foot-tall residential building in Tribeca. Designed by SOMA Architects with Ismael Leyva Architects as the executive and residential architect, progress was swift on the reinforced concrete structure throughout much of 2019, but work halted toward the end of the year and has yet to resume. The 43-story building is being developed by Sharif el-Gamal of Soho Properties with Piero Lissoni as the interior designer.

561 Greenwich Street Cleared For Imminent Excavation in Hudson Square

Demolition has finished at 561 Greenwich Street in Hudson Square, the site of a 19-story commercial building. Designed by COOKFOX Architects, the 260,000-square-foot project will add 199,353 square feet of office space to the booming neighborhood. Hines is serving as development manager and Trinity Church Wall Street is listed as the owner on permits filed last November.

100 Vandam Street’s Façade Begins Emerging From Behind Scaffolding in Hudson Square

The first portion of 100 Vandam Street‘s expansion has emerged from behind the black construction netting that covers the 300-foot-tall building in Hudson Square. Designed by COOKFOX and developed by Jeff Greene, construction has topped out on the 25-story mixed-use project, which rises above the 132-year-old red brick walls of a former coal power plant.

Work Wrapping Up on 30 Warren Street’s Black Stone Façade in Tribeca

Exterior work is wrapping up on 30 Warren Street, a 12-story residential building in Tribeca. The 23-unit project is designed by Post-Office Architects with HTO Architects as the executive architect, and developed by Cape Advisors. Sales and marketing are being led by Corcoran Sunshine Marketing Group.

202 Broome Street’s Curtain Wall Reaches Final Tiered Setback, on the Lower East Side

The glass curtain wall of 202 Broome Street has reached the final setback of the 14-story mixed-use building on Manhattan’s Lower East Side. Designed by CetraRuddy, the property will feature 175,000 square feet of Class A offices with a max of 13-foot-high ceilings, 34,500 square feet of retail space, 83 residential units, and a 9,000-square-foot indoor park and recreation area called Broome Street Gardens. The project is part of the six-acre Essex Crossing complex, which is being developed by Delancey Street Associates, BFC Partners, L+M Development Partners, Taconic Investment Partners, The Prusik Group, and Goldman Sachs Urban Investment Group.

Demolition Underway at 1 Park Row in Financial District

Demolition work is moving along at 1 Park Row in the Financial District, a small triangular plot at the corner of Park Row and Ann Street. Little information on the scope of the forthcoming project has been announced since December 2017, when renderings surfaced for the lower portion of the structure. Designed by Fogarty Finger Architects and developed by Guardian Realty Management, the property will feature three floors of retail space, according to permits filed in October 2017, though the rendering in the main photo shows at least nine total stories.

Exterior Work at 100 Franklin Street Nears Completion in Tribeca

Exterior work is wrapping up on 100 Franklin Street in Tribeca, a residential building designed, developed, and built by DDG. The intricate 200-foot-long stretch of hand-laid Petersen Tegl bricks that enclose the main six- and eight-story eastern profile is complete, revealing a number of subtle and distinctive details. The development is located in the Tribeca East Historic District on a narrow triangular property and yields a total of ten full-floor residences. Douglas Elliman is in charge of sales for the units, which range from 1,427 to 3,673 square feet.

Exterior Work Wraps Up on 460 Main Street on Roosevelt Island

Work on the installation of the glass and brick fenestration for 460 Main Street, aka Riverwalk 8, has reached the roof parapet. Now most of the activity has shifted to finishing the ground-floor exterior of the 21-story, 341-unit building, located on Roosevelt Island and designed by Handel Architects. This will be the eighth component in the nine-building Riverwalk Park rental complex, which is developed as a joint venture between Related Companies and Hudson Companies.

Demolition Progressing for Solow’s 52-Story Skyscraper at 10-20 West 57th Street, in Midtown

Demolition has been gradually progressing at 10-20 West 57th Street in Midtown, the site of a proposed 52-story skyscraper from Skidmore Owings & Merrill and Solow Realty & Development Group. Located on Billionaires’ Row between Fifth Avenue and Sixth Avenue, the new development will rise 672 feet and contain 383,000 square feet, according to permits filed in February of 2019. The majority of the structure would be devoted to residential space, with 202,738 feet spread across 80 units.

21 Greenwich Avenue Awaits Partial Demolition in the West Village

YIMBY took a quick look at the current state of 21 Greenwich Avenue. Proposals from BKSK Architects call for a renovation of the 179-year-old corner property and the construction of an attached five-story edifice that would replace an abutting one-story structure. The new building will have a mixed façade of floor-to-ceiling glass, steel details, and brick masonry. The design firm previously submitted its plans to the Landmarks Preservation Commission and is awaiting approval. Higgins Quasebarth & Partners is credited as the preservation consultant for 21 Greenwich Avenue.
