Foundations Underway At 1026 Third Avenue on Manhattan’s Upper East Side

Excavation and foundations are progressing at 1026 Third Avenue, the site of a 24-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Ismael Leyva Architects and developed by Kahen Properties, which purchased three adjacent properties for $34 million in July of 2022, the 273-foot-tall structure will span 100,000 square feet and yield 81 rental units with an average scope of 1,200 square feet, as well as ground-floor retail space, a gym, and a top-floor banquet space. Third North Holdings LLC is listed the owner and Third North GC LLC is the general contractor for the project, which is located between East 60th and East 61st Streets.

Frame 122 Tops Out at Waverly Avenue in Clinton Hill, Brooklyn

Construction has topped out on Frame 122, a five-story residential building at 122 Waverly Avenue in Clinton Hill, Brooklyn. Designed by Brent Buck Architects PLLC and developed by CV Partners under the 118 Waverly LLC, the nearly 20,000-square-foot project is the second cross laminated timber (CLT) building in New York City after the Frame Home at 283 Greene Street, and will yield 15 units with an average scope of 1,249 square feet, an inner courtyard, rear-facing yard, and a nine-vehicle parking garage. Brent Buck Architects is the executive architect, Murray Engineering is the structural engineer, Element5 is in charge of the connection design and fabrication process, Metropolitan Walters is in charge of the installation, and CM & Associates Construction Management, LLC is the general contractor for the property, which is located on an interior lot between Myrtle Avenue to the south and Park Avenue and the elevated Brooklyn-Queens Expressway (BQE) to the north.

Arloparc Nears Completion at 126 East 86th Street on Manhattan’s Upper East Side

Construction is nearing completion on Arloparc, a 20-story residential building at 126 East 86th Street on Manhattan’s Upper East Side. Designed by Zproekt Architects and developed by Rybak Development and BK Developers, the 79,842-square-foot structure will yield 28 condominium units designed by STUDIO20MIGLIA, as well as 2,700 square feet of commercial space on the ground floor. Rybak is also serving as the general contractor, Molly Elizabeth is the interior designer, and Corcoran New Development is handling sales and marketing for the property, which is located on a narrow rectangular interior plot between Lexington and Park Avenues.

126 East 57th Street Reaches Street Level In Midtown, Manhattan 

Construction has reached street level at 126 East 57th Street, the site of a 28-story residential building on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture , who is also in charge of the interior design, and developed by MRR Development under the MRR 1326 LLC, the 346-foot-tall structure will yield 147 condominium units spread across 170,000 square feet, as well as 5,000 square feet of lower-level retail space. WSP USA is the engineer and Plaza Buildings is the general contractor for the project, which is being constructed on an L-shaped parcel at the corner of East 56th Street and Lexington Avenue. A narrow panhandle section of the building’s footprint will extend north to East 57th Street.
