One Madison Avenue’s Tower Expansion Begins Steel Assembly in Flatiron District, Manhattan

Construction is rising on One Madison Avenue, a 27-story commercial expansion in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the National Pension Service of Korea, and Hines, the project involves the gut renovation and expansion of a former eight-story structure and will yield 1.4 million square feet of office space. AECOM Tishman is the general contractor for the property, which occupies a full block bound by East 23rd and 24th Streets and Madison Avenue and Park Avenue South.

1661 Madison Avenue Nears Completion in East Harlem, Manhattan

Construction is nearing completion on 1661 Madison Avenue, a eight-story residential building in East Harlem, Manhattan. Designed by ARC Architecture Design Studios and developed by A&R Properties Group, the structure will yield 14 rental units. Construction Experts LLC is the general contractor for the property, which is located between East 111th Street to the north and Tito Puente Way to the south.

PENN 2’s Eight-Story Addition Tops Out at 2 Penn Plaza in Midtown, Manhattan

Last week, Vornado Realty Trust, Turner Construction Company, and Skanska celebrated the topping out of the new eight-story expansion at PENN 2, a 31-story commercial tower at Two Penn Plaza in Midtown. Designed by MdeAS Architects, the cantilevering addition is part of a full-scale overhaul project involving the curtain wall replacement and modernization of the mid-century structure’s 1.61 million square feet of office space. The 412-foot-tall building is located along Seventh Avenue between West 31st and West 33rd Streets, and is part of the massive Penn District revitalization plan that will add ten new towers to the area surrounding Penn Station and Madison Square Garden in the coming years.

20 East 110th Street Tops Out in East Harlem, Manhattan

Construction has topped out on 20 East 110th Street, an eight-story mixed-use building in East Harlem, Manhattan. Designed by ARC Architecture Design Studio and developed by A&R Properties Group, the 80-foot-tall structure will yield 36,746 square feet with 25 rental units spread across 17,283 square feet, 7,000 square feet of community facility space, and 3,000 square feet of commercial space. SS Construction Experts is the general contractor for the property, which is alternately addressed as 1650 Madison Avenue and located at the corner of Madison Avenue and Tito Puente Way.

270 West 96th Street Prepares to Rise Above Street Level on Manhattan’s Upper West Side

Construction is about to go vertical on 270 West 96th Street, a 23-story residential building on Manhattan’s Upper West Side. Designed by SLCE Architects and developed by Fetner Properties, the 235-foot-tall structure will yield 171 rental units with 68 dedicated to affordable housing, and 8,961 square feet of community facility space. Urban Atelier Group is the general contractor for the property, which is located between West End Avenue and Broadway, and King Contracting Group will be in charge of placing the CMU, bricks, EIF’s cast stone and roofing.

44-54 Ninth Avenue’s Vertical Expansion and Renovation Progresses in Chelsea, Manhattan

Construction is progressing on 44-54 Ninth Avenue, an eight-story commercial expansion project above a row of landmarked townhomes on the border of Chelsea, the Meatpacking District, and the West Village. Designed by BKSK Architects and developed by Tavros Capital, the new structure will stand 102 feet tall and yield offices and ground-floor retail space. Mepa Realty is the owner and Broadway Construction is the general contractor for the property, which is alternatively addressed as 351-355 West 14th Street and is located at the corner of Ninth Avenue and West 14th Street.

96+Broadway Nears Completion at 2551 Broadway, On Manhattan’s Upper West Side

Exterior work is nearing completion on 96+Broadway, a 22-story residential building at 2551-2555 Broadway on Manhattan’s Upper West Side. Designed by Thomas Juul-Hansen with Stephen B. Jacobs Group as the architect of record and developed by Paragon JV Properties III, the 276,578-square-foot structure will yield 130 residences averaging 1,660 square feet apiece as well as 9,080 square feet of ground-floor retail space. Leeding Builders Group is the general contractor for the property, which is located at the corner of Broadway and West 96th Street, directly adjacent to the 96th Street subway station servicing the 1, 2, and 3 trains.

The Rockwell Nears Topping Out at 2686 Broadway on Manhattan’s Upper West Side

Construction is nearing topping out on The Rockwell, a 13-story residential building at 2686 Broadway on Manhattan’s Upper West Side. Designed by Hill West Architects and developed by Toll Brothers, which is also serving as the general contractor, and Sculptor under the 2686-2690 Broadway LLC, the structure will yield 81 condominium units in studio to three-bedroom layouts as well as ground-floor commercial retail space to be occupied by a CVS Pharmacy. The property is located at the corner of West 103rd Street and Broadway.

Renovation Work Underway on 125 Barclay Street in Tribeca, Manhattan

Renovation work is ramping up on 125 Barclay Street, a ten-story commercial building in Tribeca. Originally constructed in 1932 as the World Telegram Building, the 280,000-square-foot structure is undergoing an overhaul that involves the replacement of the brick envelope with a modern glass curtain wall, the full gutting of the interiors and restoration of the terracotta flooring, and the construction of an 11th story above the current parapet. Hunter Roberts Construction Group is the general contractor and Lilker Associates is the MEP and FP engineer for the property, which houses the offices for municipal employee union DC37 and is bound by Murray Street to the north, Barclay Street to the south, and West Street to the west.

Warren Street Hotel’s Façade Progresses at 86 Warren Street in Tribeca, Manhattan

Façade installation is progressing on the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Paul Taylor with Stonehill Taylor and developed by Firmdale on a land lease from Solil Management, the 44,000-square-foot structure will yield 70 guest rooms operated by Firmdale Hotels as well as a restaurant, a drawing room, an orangery, a bar, and a private event space. Pavarini McGovern is the general contractor, and Kit Kemp is the interior designer of the property, which is located between Greenwich Street and West Broadway.
