THE 74 Closes in on Final Stories at 201 East 74th Street on Manhattan’s Upper East Side

Kicking off YIMBY’s annual year-end construction countdown of the 31 tallest buildings under construction in New York City is THE 74, a rising 32-story residential tower at 201 East 74th Street on Manhattan’s Upper East Side. Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall structure will yield 42 condominium units and an accompanying collection of residential amenities. Rafael de Cardenas is the interior designer for the amenity spaces and the residences, which are being marketed by Corcoran Sunshine Marketing Group and will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. Press Builders is the general contractor for the project, which is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small panhandle extensions to East 74th and East 75th Streets.

YIMBY Tours Terminal Warehouse At 261 Eleventh Avenue in West Chelsea, Manhattan 

YIMBY recently went on a tour of Terminal Warehouse at 261 Eleventh Avenue in West Chelsea, Manhattan. The original 132-year-old George Mallory-designed structure is being extensively renovated and now features a new six-story office pavilion designed by COOKFOX Architects and redeveloped by L&L Holding Company, Columbia Property Trust, and Cannon Hill Capital Partners. New Line Structures & Development is the general contractor for the 1.3-million square foot development, which will cost $2 billion-plus, stand 13 stories tall, and yield new Class A office suites, around 100,000 square feet of new outdoor green space including 29 private terraces and a central courtyard, ground-floor retail space, and multiple dining options. Cushman & Wakefield is the exclusive listing agent for both office and retail. Terminal Warehouse takes up a full city block bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and Hudson River to the west. Floor plates vary in size up to 160,000 square feet.

Builders Source USA LLC is the general contractor for the property, which is alternately addressed as 205 Park Avenue and located along Park Avenue between Vanderbilt and Clermont Avenues, near the southern border of the Brooklyn Navy Yard.

Demolition is finishing up at 100 West 37th Street, the site of an upcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

Foundation work continues at 75 Canal Street West, the site of a seven-story, 1,400-seat charter school in Mott Haven, The Bronx. Designed by Perkins Eastman, the 70-foot-tall ground-up project will span 150,000 square feet for the KIPP NYC network of public charter schools located across The Bronx, Brooklyn, and Manhattan. KIPP purchased the property, which is bound by Canal Street West, Park Avenue, and East 138th Street, for $21.7 million in the summer of 2021.
