Vornado Realty Trust has acquired the low-rise retail building at 144-150 West 34th Street, in Midtown South, for $355 million from a partnership between Starwood Capital Group and Crown Acquisitions. The three-story, 78,000 square-foot building is leased by Old Navy; their lease expires in five years, and the property boasts 300,000 square feet of commercial building rights if redeveloped.
Second Development Services and Richport Group have acquired a new $28 million construction loan for their 11-story, six-condo-unit building under construction at 25 Great Jones Street/22 Bond Street, in NoHo, reports Commercial Observer. The project is being sculpted out of a previously half-way completed hotel structure, and BKSK Architects is designing. The $52 million project is proceeding, although behind schedule, and an opening date hasn’t been revealed yet.
Witkoff Group’s and Fisher Brothers’ Kohn Pedersen Fox-designed luxury tower, planned for Tribeca at 101-111 Murray Street, has been amended to have 157 residential units, up from 139 stated in the original application. Despite an erroneous report, YIMBY has news that the 62-story tower will actually stand 822 feet above the street, merely 35 feet below the outdated 857-foot proposal. The 372,000 square-foot building will include a nearly 2,100 square-foot retail portion on the ground floor, and completion is expected in 2017.
Yoseif Partners has filed applications for a five-story, single-family residence spanning 152-154 East 78th Street, on the Upper East Side. Previous plans called for the combination of two existing four-story townhouses, which would hold three residential units, but new applications would produce a 13,050 square-foot building. Demolition applications have yet to be filed for the townhouses, and Sawyer|Berson is designing.
Applications filed in mid-2014 have been approved for 139-141 Bowery between Broome and Grand Streets, where Global Joint Venture’s plans an 11-story, 16-unit mixed-use building. Measuring 34,900 square feet, retail space will occupy the ground floor, while office space will take up floors two through five. A 550 square-foot medical facility will also be located on the second floor; residential units will occupy floors six and above. Three-story buildings currently occupy the site, and Raymond Chan is designing.
