At 455 West 19th Street, in Chelsea, a single-story warehouse is expected to be redeveloped into an 11-story, nine-unit mixed-use building, according to Curbed. The building will measure 27,480 square feet in total, which will include 1,145 square feet of old warehouse space retained on the ground floor. Units will average a condo-sized 2,925 square feet. NYC Prince LLC is the developer, and Paik Architecture is the architect of record.

Developer To Acquire Assemblage Spanning 253-261 3rd Avenue, Gramercy

Apex Real Estate Investments recently purchased the properties spanning 257-259 3rd Avenue, in Gramercy, expanding an assemblage that now includes 253-261 3rd Avenue. Now Alfa Development is in contract to acquire the development site for $69.6 million. Condominiums are most likely planned for the site, which boasts roughly 90,000 square feet of building potential. Demolition permits were filed in 2014 for the three-story building at Nos. 253-255, although none are on file for the three- and five-story buildings at Nos. 257-261.

Renovations, Promenade Planned At 32-Story, 318-Unit Tower At 150 West 225th Street, Marble Hill

Nelson Management Group and L+M Development Partners are conducting a top-down renovation of the 32-story, 318-unit former affordable housing tower at 150 West 225th Street, in Manhattan’s Marble Hill. The outdoor deck abutting Spuyten Duyvil Creek will receive an extensive overhaul, featuring green space and cabanas. Dubbed The Promenade, the majority of the units are currently rent stabilized, but units are allowed to be converted into market-rate rentals if vacated, according to the Daily News. Renovations should wrap by 2016.


70 East End Avenue

Brearley School Planning 10-Story Academic Building At 70 East End Avenue, Upper East Side

The Brearley School, a private all-girls prep school on the Upper East Side, is planning an expansion at 70-74 East End Avenue. Three five-story tenement buildings are set to be razed to make-way for an eight- to ten-story academic building measuring 75,000 to 85,000 square feet, according to Bloomberg Business. The school is currently in the process of receiving financing, and construction is expected to start in early 2017.

Christian Volkmann has filed applications for a four-story, four-unit residential building at the vacant, 20-foot-wide lot at 108 West 123rd Street, in central Harlem. The building will measure 4,745 square feet, which works out to full-floor units averaging 1,185 square feet, indicative of condominiums. The developer also appears to be the architect, head of Aardvarchitecture.
