Lyco Investment Corp. and Nexus Development are planning to build an eight-story, six-unit mixed-use building at 258-260 Bowery, in Nolita, according to Bowery Boogie. The project has not been submitted to the DOB, but permits are already on file to demolish the existing three-story building. A rendering includes some form of commercial space on the ground and second floors, and condos begin on the third floor, meaning full-floor units are likely. Morris Adjmi is designing, and the façade is required to be masonry.
Late last year, YIMBY reported on filings for a 10-story, 13-unit mixed-use building planned at 173-175 Chrystie Street, on the Lower East Side, and now a rendering has surfaced of the project, per Bowery Boogie. The new building will have 1,537 square feet of retail space on the ground floor, and the condos will average roughly 2,000 square feet apiece. Nexus Development is developing, ODA Architecture is designing, and completion is tentatively expected in 2018.
A top-down renovation is nearly complete at the four-story, two-unit mixed-use building at 95 Avenue B, in the East Village. According to EV Grieve, a newly constructed retail unit is now available on the ground floor. The Schedule A notes two residential units occupy the upper floors of the building, and those have also been gut-renovated. Clinton Hill-based PH Architecture + Sustainable is the architect of record, and scaffolding has recently been removed, indicating opening is likely imminent.
In September of 2014, YIMBY revealed renderings of the Naftali Group’s 18-story, 25-unit building planned at 210 West 77th Street, on the Upper West Side, and this past summer, we brought you a sales update. Now, the structure is roughly two floors from topping out, courtesy of the latest from Tectonic. Thomas Juul-Hansen is designing the project, which will also include an approximately 2,500 square-foot retail component, and completion is currently expected by the end of 2016.
Earlier this year, it was revealed that HFZ Capital is planning to convert the 19- and 13-story buildings at 88 and 90 Lexington Avenue, in NoMad, into condominiums. Now, construction appears to be well underway at both properties, per Tectonic. Both buildings, formerly rental apartments, are being combined to share a lobby and amenity space. The shorter building has also receive a totally new façade, which appears to be mostly complete. Workshop/ADP is designing, and completion is slated for 2016.
