21-Story, 71-Unit Project At 145 Madison Avenue To Include Affordable Units, Midtown South

Back in May, YIMBY reported on applications for a 21-story, 71-unit mixed-use building at 145 Madison Avenue, between East 31st and 32nd Streets in Midtown South. According to DNAinfo, Kahen Properties will rent 21 of the residential units at below-market rates, which would satisfy the inclusionary housing bonus and increase the project’s allowable FAR. The latest filings call for a 59,085 square-foot structure, which includes 2,779 square feet of retail on the ground floor and residential units averaging 793 square feet each. The Stephen B. Jacobs Group is the architect of record. Permits have been approved to demolish the existing six-story commercial building.

Schematics Posted Of Seven-Story, 21-Unit Residential Building At 17 Convent Avenue, Manhattanville

Earlier this year, YIMBY reported on applications for a seven-story, 21-unit residential building at 17 Convent Avenue, between West 127th and 128th Streets in Manhattanville. Now a schematic drawing has been posted on the site of the 23,537 square-foot project, per Harlem+Bespoke. Residential units will average 1,121 square feet apiece, which means condominiums are probably in the works. Permits were granted by the Department of Buildings this past November and completion is scheduled for late 2016. Kane Ventures is the developer and Chelsea-based Alexander Compagno is the architect of record.

54-Story, 33-Unit Residential Tower Rises At 520 Park Avenue, Upper East Side

YIMBY partially revealed schematics back in 2013 of Zeckendorf Development’s planned 54-story, 33-unit ultra-luxury residential tower at 520 Park Avenue (formerly 45 East 60th Street), in Lenox Hill. Later that year, demolition wrapped up on the site’s old low-rise structures. Since then, work has focused on building the project’s foundation. In recent months, however, the tower has finally begun to rise, as seen in these photos by Tectonic, and concrete is now being poured for the fourth floor. Robert A.M. Stern Architects is designing the limestone-clad structure, which will eventually host some of New York’s most opulent condominiums. Completion is currently expected in 2017.
