Seven-Story, 20-Unit Mixed-Use Project Planned At 36-31 31st Street, Long Island City

Faye Levesque has filed applications for a seven-story, 20-unit mixed-use building at 36-31 31st Street, in northern Long Island City, a stone’s throw away from the N and Q trains’ stop at 36th Avenue. The building will measure 16,342 square feet in total, which includes 1,202 square feet for retail space on the ground floor. The residential units will spread across the building’s remaining space, averaging 757 square feet each. New Jersey-based T.F. Cusanelli and Filletti Architects is the applicant of record, and an existing two-story townhouse must first be demolished.


925 Atlantic Avenue

Seven-Story, 21-Unit Residential Building Coming To 925 Atlantic Avenue, Clinton Hill

Brooklyn-based Boaz Gilad has filed applications for a seven-story, 21-unit residential building at 925 Atlantic Avenue, in southern Clinton Hill, located two blocks from the Clinton – Washington Avenues stop on the C train. The building will measure 17,237 square feet in total, and units will average 820 square feet apiece. Upper West Side-based Feingold & Gregory Architects is the applicant of record, and an existing single-story warehouse must first be demolished.


206 Wadsworth Avenue

Eight-Story, 150-Dorm-Unit Building Planned At 206 Wadsworth Avenue, Washington Heights

Caerus Group is reportedly partnering with an undisclosed university to build an eight-story, 150-dorm-unit mixed-use building at 206-212 Wadsworth Avenue, in northern Washington Heights, three blocks from the 181st Street stop on the 1 train. The building will measure 105,000 square feet, and a Baptist church is planning to relocate to space on the ground floor. The existing three-story church will be demolished. If the university and developer can’t reach a deal, 80 residential units are planned, according to The Real Deal.


38 West 33rd Street

36-Story, 198-Unit Mixed-Use Project At 38 West 33rd Street Financed, Midtown South

Over a year ago, applications were initially filed for a 36-story, 198-unit mixed-use building planned at 38-46 West 33rd Street in Midtown South, and then YIMBY revealed a rendering of the project this past summer. Now, The Torkian Group has landed a $105 million construction loan for their 220,000 square-foot building, Commercial Observer reports. As previously reported, 198 residential units will spread across 160,029 square feet of residential space, with units averaging roughly 800 square feet, and ground-floor retail will measure 5,872 square feet. Stephen B. Jacobs Group is designing, and excavation work is currently underway.


363-365 Bond Street

Atlantic Realty To Finish 12-Story, 268-Unit Building At 363 Bond Street, Gowanus

Last month, YIMBY brought you a construction update on the Lightstone Group’s 12-story, 700-unit residential project at 363-365 Bond Street, in Gowanus. Since then, the 429-unit building at 365 Bond has topped out, and foundation work is now underway at 363 Bond, where a 268-unit building is planned. New Jersey-based Atlantic Realty has stepped in to finish construction at the latter site, acquiring the property for $75 million. As for 365 Bond, move-ins are expected early next year, per The Real Deal.
