Two-Story, 5,350-Square-Foot Retail Building Planned at 89 North 6th Street, Williamsburg

Chicago-based L3 Capital has filed applications for a two-story, 5,350-square-foot commercial-retail building at 89 North 6th Street, in Williamsburg. The project, to rise 43 feet above street level, will host 4,250 square feet of retail space across the ground and second floors. The cellar will contain accessory storage space. Midtown East-based Kenneth Park Architects is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a four-story tenement building. Demolition permits have not been filed. The Bedford Avenue stop on the L train, expected to cease service into Manhattan for 18 months starting as early as 2019, is located two blocks away.


2088 Bathgate Avenue

Four-Story, Eight-Unit Residential Building Planned at 2088 Bathgate Avenue, Tremont

Jamaica-based Phoenix Home Realty has filed applications for a four-story, eight-unit residential building at 2088 Bathgate Avenue, in the West Bronx’s Tremont section. It will measure 8,353 square feet and its residential units should average 821 square feet apiece, indicative of rental apartments. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 33-foot-wide, 2,326-square-foot property is currently vacant. Metro-North Railroad’s Tremont station is located six blocks away.


1485 Gates Avenue

Construction Complete on Five-Story, 10-Unit Residential Building at 1485 Gates Avenue, Bushwick

Construction has been completed on the five-story, 10-unit residential building under development at 1485 Gates Avenue, in central Bushwick. The latest building permits indicate it measures 11,017 square feet. Its residential units should average 873 square feet apiece, which mean they could be either condominiums or rental apartments. Amenities include laundry facilities and a rooftop recreational space. Yoel Berkovits is the developer. Beam Group is the design architect, while Joseph A. Mucciolo’s Long Island-based architectural firm is serving as the executive architect. Occupancy is expected soon. YIMBY first reported on the project when new building applications were filed in July of 2014. The Myrtle-Wyckoff Avenues stop on the L and M trains is two blocks away.


140-20 Cherry Avenue

Six-Story, 12-Unit Residential Building Filed at 140-20 Cherry Avenue, Flushing

Property owner Kevin Yang, doing business as an anonymous Whitestone-based LLC, has filed applications for a six-story, 12-unit residential building at 140-20 Cherry Avenue, located on the southern end of downtown Flushing. It will measure 9,281 square feet and its residential units should average 700 square feet apiece, indicative of rental apartments. Amenities include laundry facilities, six off-street parking spaces, and a rooftop terrace. There will also be doctor’s offices in the cellar. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 28-foot-wide, 2,800-square-foot property is currently occupied by a two-story house. Demolition permits were filed back in late 2014. The Flushing-Main Street stop on the 7 train (the line’s eastern terminus) is nine blocks to the north.


111 Murray Street

58-Story, 157-Unit Condo Tower Rises Above Street Level at 111 Murray Street, TriBeCa

When YIMBY dove into the history of 101-111 Murray Street in TriBeCa earlier this summer, foundation work was underway for a planned 58-story, 157-unit residential tower. Construction on the project is now three stories above street level, as seen in photos posted to the YIMBY Forums by user rbrome. The latest building permits indicate the tower, to rise 800 feet, will encompass 479,278 square feet. The ground floor will host 2,088 square feet of retail, followed by residential units starting on the fourth floor. The apartments, condominiums, should average 2,356 square feet apiece. They will be accompanied by 20,000 square feet of luxury amenities. Fisher Brothers, Witkoff, and New Valley are the developers. Kohn Pedersen Fox Associates is the design architect while Goldstein, Hill & West Architects is serving as the executive architect. MR Architecture + Décor and Rockwell Group are designing the interiors, and Edmund Hollander Landscape Architects is designing the area around the base. Completion is expected in 2018.
