New Owner Purchases Mixed-Use Development Site at 732 Bedford Avenue, Bedford-Stuyvesant

EPIC Commercial Realty has brokered the sale of the 4,170-square-foot mixed-use development site at 732 Bedford Avenue, located on the corner of Flushing Avenue in northwestern Bedford-Stuyvesant. The undisclosed buyer acquired the property for $6.285 million. The site can accommodate up to 18,000 square feet of mixed-use development. Current zoning allows the entirety of that space to be residential, while only up to two-thirds of that space can be used for commercial purposes. Community facilities are also allowed. The site is currently occupied by a gas station. Demolition permits have not been filed and it’s unknown what the new owner plans.


59-24 41st Avenue

Three-Story, Seven-Unit Residential Project Planned at 59-24 41st Avenue, Woodside

An anonymous Elmhurst-based LLC has filed applications for a three-story, seven-unit residential building at 59-24 41st Avenue, in Woodside. The project will measure 7,200 square feet and its residential units should average 917 square feet apiece. That means either rentals or condominiums could be in the works. There will be five off-street parking spaces behind the building, plus laundry facilities in the cellar. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 50-foot-wide, 4,756-square-foot lot is occupied by a two-story house. Demolition permits have not been filed.


35 Hudson Yards

71-Story Mixed-Use Tower 35 Hudson Yards Now Four Stories Above Street Level

Construction is now four stories above street level on the 71-story, 354-unit mixed-use building under development at 35 Hudson Yards, located on the corner of Eleventh Avenue and West 33rd Street in Hudson Yards district. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the 1,009-foot-tall tower will encompass 1,046,332 square feet.


159 East 53rd Street

Renovation Planned for Six-Story, 200,000-Square-Foot Office Building at 159 East 53rd Street, Midtown East

Boston Properties is conducting a $150 million renovation on the six-story, 200,000-square-foot commercial building at 159 East 53rd Street, in Midtown East. The structure, known as the base component of the 59-story former Citigroup Center at 601 Lexington Avenue, will receive a redesigned façade with larger windows and a new private lobby and entrance. The ground-floor and below-grade retail spaces will also see renovations, as well as the installation of a food hall and dining area, Crain’s reported. A renovation to the public plaza beneath 601 Lexington is also in store. Since the complex was designated an individual landmark on Tuesday, the Landmarks Preservation Commission must approve any exterior alterations. The building is currently vacant.


308 East 106th Street

Eight-Story, 22-Unit Mixed-Use Building Filed at 308 East 106th Street, East Harlem

A Jackson Heights-based property owner has filed applications for an eight-story, 22-unit mixed-use building at 308 East 106th Street, in southern East Harlem. The project will measure 25,700 square feet and rise 80 feet above street level. It will include 1,357 square feet of retail space on the ground floor, followed by residential units, averaging 855 square feet apiece, on the second through eighth floors. Midtown South-based KR Design Group is the architect of record. The 50-foot-wide, 5,046 square-foot assemblage is occupied by a single-story commercial structure. Demolition permits have not been filed.
