Three Three-Story, Three-Unit Residential Buildings Coming To 108-47 52nd Avenue, Corona

Queens-based Xiaozhong Yuan has filed applications for three three-story, three-unit residential buildings at 108-43 – 108-47 52nd Avenue, in Corona, located just west of Flushing Meadows Corona Park. Two of the buildings will have 3,201 square feet of residential space each, while the third structure will contain 2,942 square feet. Across the entire development, full-floor units will average a relatively spacious 1,038 square feet apiece. Flushing-based Zheng & Associates is the applicant of record. Demolition started last week on two existing two-story townhouses, according to filings.


518 West 232nd Street

Three Multi-Story, Three-Family Residential Buildings Filed At 518 West 232nd Street, Riverdale

Flushing-based D&K Realty Development has filed applications for three three-story, three-family residential buildings at 518-522 West 232nd Street, on the southern end of Riverdale in the North Bronx. The square-footage of each building differs slightly, although the entire development will have 8,670 square feet of residential space. Across the buildings, units will average 963 square feet apiece, so either small condos or spacious rental apartments could be in the works. Flushing-based Michael Kang is the architect of record. The site is currently vacant, as its three-story predecessor was demolished back in 2007.


797 Sterling Place

Six-Story, Eight-Unit Mixed-Use Project Now Planned At 797 Sterling Place, Crown Heights

In May of 2015, YIMBY reported on applications for a four-story, seven-unit residential project at 797 Sterling Place, in eastern Crown Heights. The developer, Ari Kirschrnbaum, however, has since filed permits for a larger building. The new filings call for a six-story, eight-unit mixed-use structure measuring 13,292 square feet in total. A 1,706 square-foot children’s day care is now planned on the ground and cellar levels. The residential units will begin on the second floor and should average 1,034 square feet apiece, which means small condos may be in the works. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The site is located within a five-block radius of the 2, 3, 4, 5, and Franklin Avenue Shuttle (S) trains.

Developer Begins Demolition At Fifth Avenue-West 46th Street Assemblage, Midtown

Gary Barnett’s Extell Development is moving forward with an unknown project on the corner of Fifth Avenue and West 46th Street, in Midtown’s Diamond District. Curbed NY reports the developer recently filed demolition permits for six five-story commercial buildings spanning 3-13 West 46th Street. The row of buildings are currently masked with black netting, which means demolition should begin soon.

375 Pearl Street

Office Renovation, Leasing Underway At 32-Story Verizon Building, 375 Pearl Street, Civic Center

Sabey Data Center Properties is in the middle of renovating the former Verizon Building, a 32-story, 1.1-million square-foot building at 375 Pearl Street, in Lower Manhattan’s Civic Center. The building was designed by Rose, Beaton & Rose and completed in 1976. Up to 15 floors, or 500,000 square feet, are being converted into office space, dubbed Intergate.Manhattan, and the remaining area will be exclusively data center space. Three sides of the building on the new office levels will receive a glass façade. According to The Real Deal, the city’s Department of Finance is planning to lease 175,000 square feet of space located on the 26th through 30th floors. Other smaller leases have been signed over the past two years, and the renovation is expected to be complete by the end of this year.
