Four-Story, Eight-Unit Residential Building Planned at 803 Quincy Street, Bedford-Stuyvesant

An anonymous Queens-based LLC has filed applications for a four-story, eight-unit residential building at 803 Quincy Street, in Bedford-Stuyvesant. The project will measure 8,300 square feet and its residential units should average 750 square feet apiece, indicative of rental apartments. The structure will also feature an upper-level penthouse. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 3,050-square-foot property is occupied by a three-story townhouse. Demolition permits have not been filed.

Five-Story, 22-Unit Residential Building Filed at 870 Metropolitan Avenue, East Williamsburg

Brooklyn-based Vijax Realty has filed applications for a five-story, 22-unit residential building at 870 Metropolitan Avenue, in East Williamsburg. The project will encompass 22,767 square feet and its residential units should average 676 square feet apiece, indicative of rental apartments. There will also be an 11-car parking garage on the ground floor. TriBeCa-based Kutnicki Bernstein Architects is the architect of record. The 75-foot-wide, 7,500-square-foot assemblage is occupied by a single-story commercial-warehouses. Demolition permits were filed last May.


520 West 55th Street

NYCHA Proposes Up to 250 Affordable Residential Units at Harborview Terrace, 520 West 55th Street, Hell’s Kitchen

The New York City Housing Authority (NYCHA) is reviving plans for an affordable residential building at the Harborview Terrace public housing complex at 520 West 55th Street, in Hell’s Kitchen. The new building, to rise on a parking lot next to the complex’s northern tower, would contain between 200 and 250 affordable apartments, DNAinfo reported. The city is scheduled to launch a request for expression of interest (RFEI) this spring after hosting meetings where the community can offer input. The selected development team would ground-lease the property for 99 years. Construction is projected to begin in 2019.


45 Harrison Street

City Launches Request for Proposals for Mixed-Use Development Site at 45 Harrison Street, New Rochelle

The City of New Rochelle, in Westchester County, N.Y., has launched a request for proposals (RFP) for the downtown development site at 45 Harrison Street, located on the corner of Cedar Street. The 30,492-square-foot city-owned site could accommodate a building up to 28 stories in height, the Daily Voice reported. A project could include a mix of uses, including residential apartments, commercial space, such as office or retail space, hotels, and/or medical or civic facilities. An existing two-story, 20,000-square-foot fire station currently occupies the property.


533 Mercer Street

16-Story, 300-Unit Mixed-Use Building Planned at 533 Mercer Street, Jersey City

Sequoia Development Group and GRID Real Estate are planning a 16-story, 300-unit mixed-use building at 533 Mercer Street, located on the corner of Jordan Avenue in the McGinley Square section of Jersey City. Dubbed 289 Jordan, it would include apartments ranging from studios to three-bedrooms, of which 56 units, or roughly 19 percent, would be designated as affordable. There would also be 4,000 square feet of retail space on the ground floor, Jersey Digs reported. Marchetto Higgins Stieve Architects is responsible for the design. Before the as-of-right project can rise, a collection of single- to three-story mixed-use structures must first be demolished.
