10-Story, 220-Unit Affordable Residential Building Proposed At 50-25 Barnett Avenue, Sunnyside

Non-profit affordable housing developer Phipps Houses is now proposing a 10-story, 220-unit all-affordable residential building at 50-25 Barnett Avenue, in northern Sunnyside, five blocks south of the Northern Boulevard stop on the M and R subways. According to DNAinfo, a pre-k center is also planned, and units would cater to low, middle and moderate income families. An environmental review is currently underway on the project, which would be built on a vacant plot, and city approval is required, as the land would be rezoned. ULURP is expected to begin later this year.

Four-Story, 10-Unit Residential Building Planned At 568 Lafayette Avenue, Bedford-Stuyvesant

Shlomo Sinay, head of Borough Park-based Candor Capital, has filed applications for a four-story, 10-unit residential building at 568 Lafayette Avenue, in western Bedford-Stuyvesant, half a block from the G train’s stop at Nostrand Avenue. The building will measure 6,661 square feet in total, and units will average a rental-sized 666 square feet; two units on the fourth floor will also share a fifth floor penthouse. Boaz Golani’s Bronx-based BMG Design Build is the architect of record, and an existing four-story, three-unit townhouse must first be demolished.

IFC Center Theater Expansion At 363 6th Avenue Revealed, West Village

Two days ago, YIMBY reported that the IFC Center, at 323 6th Avenue in the West Village, would double the size of their theater, from five to 11 screens. The 9,743 square-foot expansion will fill the vacant lot behind the existing theater, and now Indiewire has renderings of the Cornelia Street façade. Talks are underway with various community and city officials, and approval by the Community Board and the Board of Standards and Appeals is expected by early 2016.


438 Humboldt Street

Three-Story, Six-Unit Residential Building Planned At 438 Humboldt Street, Williamsburg

Sanjana Shiraz, operating under an anonymous LLC, has filed applications for a three-story, six-unit residential building at 438 Humboldt Street, in northern Williamsburg, four blocks from the L train at Graham and Metropolitan avenues. The building will total 9,936 square feet, and units will be split up two per floor, except the top-floor units, which will also share a mezzanine level. Condominiums are likely planned, as units will average a relatively spacious 1,656 square feet apiece. New Jersey-based Schneider Associates is the applicant of record, and a three-story townhouse must first be demolished.


70 Charlton Street

22-Story, 114-Unit Mixed-Use Building Rises At 70 Charlton Street, Hudson Square

Back in June, complete renderings were revealed of Extell Development’s 22-story, 114-unit mixed-use building underway at 70 Charlton Street, in Hudson Square, and now the structure is up to the 12th floor, per Curbed, courtesy of Tectonic. The through-block development will contain 2,830 square feet of ground-floor retail space, and a mix of condo and affordable rental units — 92 and 22, respectively — will occupy the floors above. Beyer Blinder Belle is designing, and occupancy is expected in late 2016.
