Two-Story, 9,500-Square-Foot Commercial Building Coming to 119-05 Linden Boulevard, South Ozone Park

An anonymous Hempstead, N.Y.-based LLC has filed applications for a two-story, 9,483-square-foot commercial building at 119-05 Linden Boulevard, located at the corner of Lefferts Boulevard in South Ozone Park. The project will feature a laundromat on the ground floor, followed by medical offices on the second floor. There will also be 17 off-street parking spaces. Joseph Deal’s Long Island-based Bohler Engineering is the applicant of record. The 10,004-square-foot corner site is currently vacant.


417 East 135th Street

Reveal for Seven-Story, 22-Unit Condo Project at 417 East 135th Street, Mott Haven

A rendering has been revealed of the seven-story, 22-unit residential project under development at 417 East 135th Street, in the South Bronx’s Mott Haven section. The latest building permits indicate the new building will encompass 20,022 square feet and rise 70 feet above street level, not including bulkhead elements. The residential units, averaging 681 square feet apiece, will be condominiums, Welcome2TheBronx reported. There will also be off-street parking for 11 cars. The property owner does business as the Brooklyn-based Sobro LLC. Brooklyn-based Frankl C Mallea Y Stern Associates Architects & Engineers (a.k.a. J Frankl Associate, or JFA) is responsible for the design. The site is currently vacant. A construction timeline has not been disclosed.


210 West 31st Street

Reveal for Two-Story, 30,000-Square-Foot Retail Building at 210 West 31st Street, Chelsea

A rendering has been revealed of the two-story, 30,000-square-foot commercial redevelopment in the works at 210 West 31st Street, located across the street from Madison Square Garden in Chelsea. KBS Capital, which is affiliated with California-based KBS Strategic Opportunity REIT II, and Onyx Equities are developing the project. It will include two floors of restaurant and retail space, in addition to a roof deck, Real Estate Weekly reported. The redevelopment consists of the West 31st Street section of the Church of St. John the Baptist, which Onyx is ground-leasing from the congregation. Demolition of that 23,110-square-foot section is anticipated in 2017, with completion of the new building in 2018.


East River

Mayor de Blasio Unveils Development Plans for Applied Life Sciences Campus Along East River

Mayor Bill de Blasio has disclosed development plans for the Applied Life Sciences Campus, to be built at an undetermined site located along the East River, either in Manhattan or Queens. The city is expected to pump $100 million into the project, Commercial Observer reported. The facility would be geared towards research, development, and training in bioengineering. The New York City Economic Development Corporation (NYCEDC) is anticipating to release a request for expressions of interest next year, with a goal to complete the project by 2021.


57-46 56th Street

Mixed-Use Development Considered for Industrial Site at 57-46 56th Street, Maspeth

The Chetrit Group is in the early stages of planning for a mixed-use project that would rise on the irregularly-shaped, eight-acre property at 57-46 56th Street, in Maspeth. The developer previously sat down with local elected officials to discuss rezoning the property for residential units, according to Crain’s, which would trigger the city’s Uniform Land Use Review Procedure (ULURP), as the site is currently located within an Industrial Business Zone (IBZ) and zoned for manufacturing. Nothing yet has been formally proposed. Multiple low-rise industrial warehouses occupy the property.
