Seven-Story, 13-Unit Mixed-Use Building Filed At 645 Fifth Avenue, South Slope

Ofer Prager, doing business as a Brooklyn-based LLC, has filed applications for a seven-story, 13-unit mixed-use building at 645 Fifth Avenue, in South Slope, located four blocks from the Prospect Avenue stop on the R train. The structure will measure 15,005 square feet in total and will include 1,100 square feet of ground-floor retail space. Residential units would begin on the second floor and average 1,070 square feet apiece, which means condominiums may be in the works. The seventh floor will also feature a common rooftop recreation space. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The two existing mixed-use buildings at 643-645 Fifth Avenue were filed for demolition in November.


445 East 68th Street

17-Story, 733,500 Square-Foot New York-Presbyterian Hospital Expansion Rises At 445 East 68th Street, Upper East Side

In the beginning of 2014, YIMBY brought you news of the imminent demolition of the 12-story residential buildings at 445 East 68th Street (a.k.a. 1283-1299 York Avenue), on the Upper East Side, to make-way for New York-Presbyterian Hospital’s expansion. The initial filings for the new building have since been amended and detail a 17-story, 733,500 square-foot building, 551,691 square feet of which will be considered active medical space. Thanks to photos by Tectonic, we can see the structure is now 11 stories above the street level and rising. Dubbed the David H. Koch Center, HOK (Hellmuth, Obata & Kassabaum) is behind the design of the building. Completion is expected in 2017 or 2018.


1456 Beach Channel Drive

New Community Center & Electrical Buildings Filed For 604-Unit Redfern Housing Complex, Far Rockaway

During Hurricane Sandy, apartments at Redfern Houses – a nine-building, 604-unit housing development at 1456 Beach Channel Drive in Far Rockaway – were flooded and then left without power for weeks. The complex’s daycare was also destroyed, but the city’s Housing Authority looks to be making upgrades to its infrastructure in addition to building a new daycare center. The city filed permits to construct four single-story electrical power service buildings on the property, each of which would measure between 800 and 1,216 square feet in size. At 1490 Beach Channel Drive, a two-story, 14,295 square-foot community center was filed. That building would include a daycare center, offices, and storage on the ground floor and community space on the second floor. Michael Szerbaty’s MD Szerbaty Associates is the applicant of record.


93 Ocean Avenue

Six Three-Story, Single-Family Homes Planned At 93 Ocean Avenue, Arrochar, Staten Island

Staten Island-based V&V Builders Corp. has filed applications for six three-story, single-family homes at 30-32 Guilford Street and 93-103 Ocean Avenue, in Arrochar, located on the eastern end of Staten Island. The houses will measure between 1,724 and 1,896 square feet each, which means the development will probably be marketed towards families. Staten Island-based Stanley Krebushevski, head of SMK Architects, is the applicant of record. The property is currently occupied by a two-story, single-family house, and demolition permits have not yet been filed.


36 Central Park South

Developers Shelve Plans For Residential Tower At 36 Central Park South, Midtown

Over the summer, YIMBY brought you new renderings and details on the planned 88-unit luxury residential tower at 36 Central Park South, dubbed 1 Park Lane, which would replace the 46-story, 628-key Park Lane Hotel. The project was in the pre-development stages and advertised in the EB-5 program, but its developers, Witkoff and Macklowe Properties, are shelving plans for now, Bloomberg Business reports. Due to uncertainty in EB-5’s congressional reform, a slowdown in the Chinese economy, and an over-saturation in the ultra-luxury residential market, the Park Lane will remain as a hotel for the foreseeable future. Its operations and management are in the process of being repositioned, and Witkoff is in talks to refinance debt on the property.
