275 West 140th Street

Eight-Story, 54-Unit Mixed-Use Building Tops Out At 264 West 140th Street, Harlem

Back in October of 2015, construction was underway on the ground floor of the eight-story, 54-unit mixed-use building being developed at 275 West 140th Street, in northern Harlem. Now, Harlem+Bespoke reports the structure has topped out, and it appears façade installation is imminent. Dubbed Strivers Plaza, the 64,948-square-foot project will eventually host studio, one-, and two-bedroom rental apartments. Individual units should average 876 square feet apiece, and amenities listed in the Schedule A include recreational rooms, storage for 28 bikes, an outdoor recreational area on the second floor, refuse rooms on each floor, and a rooftop terrace on the seventh floor. An 8,024-square-foot supermarket will occupy most of the ground floor, along with a 498-square-foot community facility. Radson Development is developing and Aufgang Architects is behind the design.


305 West 128th Street

First Look At 10-Story, 57-Unit Residential Development At 305 West 128th Street, Harlem

This past January, YIMBY reported on applications for a 10-story, 57-unit residential development at 305 West 128th Street, in central Harlem, located on a block-through plot with West 129th Street at the other side. Now, Harlem+Bespoke has an image of an on-site rendering depicting the site’s southern 10-story component. On the 129th Street side, there will be an eight-story building, and together, the entire project will encompass 68,103 square feet. As reported earlier, the apartments should average 931 square feet apiece, which means rentals or condos may be in the works. Fane Organization is the developer and Kutnicki Bernstein Architects is behind the design. The 10,000-square-foot site is currently vacant, though a construction timeline has not been disclosed.


8 West 70th Street

Excavation Imminent For Nine-Story, Five-Unit Mixed-Use Building At 8 West 70th Street, Upper West Side

Back in April of 2014, YIMBY reported on plans for a nine-story, five-unit mixed-use building at 8 West 70th Street, on the Upper West Side. In December of that same year, the Landmarks Preservation Commission (LPC) approved the demolition of the site’s former four-story structure, as the site is located within the Upper West Side/Central Park West Historic District. Congregation Shearith Israel is now set to begin excavation imminently on the 55,027-square-foot project, the Wall Street Journal reports. The below-grade levels through the fourth floor will contain 20,013 square feet space for the religious institution, featuring classrooms, offices, a banquet hall, a library, and connections to the existing synagogue. The remainder of the building will contain full-floor condominium units. PBDW Architects is behind the design. The Board of Standards and Appeals granted a height variance for the project in 2008.


1 West End Avenue

42-Story, 362-Unit Mixed-Use Tower Tops Out At 1 West End Avenue, Lincoln Square

Back in November, YIMBY brought you a construction update on the 42-story, 362-unit mixed-use building underway at 1 West End Avenue, in the Lincoln Square section of the Upper West Side. At the time, the structure was at least 25 floors above street level, but now the building has topped out, as seen in photos by Tectonic (h/t Curbed). The new building encompasses 932,780 square feet and will contain retail space, in addition to 116 below-market rate rental units, within its six-story base. The tower portion will feature 246 condominium units. Glass installation is currently underway and the stone cladding of the podium appears largely complete. Silverstein Properties and Elad Group are the developers. Pelli Clarke Pelli is the design architect and Goldstein, Hill & West Architects is the architect of record. Completion is expected in 2017.


200 East 95th Street

30-Story, 83-Unit Condominium Tower Rises Above Grade At 200 East 95th Street, Upper East Side

Back in October of 2015, foundation work was underway at Extell Development’s 30-story, 83-unit mixed-use building at 200 East 95th Street (a.k.a. 1681 Third Avenue), on the Upper East Side. YIMBY now has photos from Tectonic that show rebar rising from the construction site into the air. Work on the ground floor is currently underway on the 317,664-square-foot building, dubbed The Kent, which will include 13,225 square feet of retail space across the ground and cellar levels. There will be 83 condominium units, ranging from two- to five-bedrooms, in the 367-foot-tall tower. The residences should average over 3,000 square feet apiece, and amenities listed in the Schedule A include a gym, a pool & sauna, bike storage, residential lounges and playrooms, a “music room,” and an outdoor terrace on the second floor. Beyer Blinder Belle is designing the project. Completion is expected in 2017.
