Camber Property Group Closes on $65 Million in Construction Financing for 100% Affordable Housing Project in Harlem

The development team behind Victory Plaza, a new 100% affordable senior housing project, has successfully closed on $65 million in construction financing to facilitate completion of the project. Located in Harlem at 11 West 118th Street, the building will eventually rise nine stories and comprise 136 rental homes. A total of 41 units will be reserved for the formerly homeless.

Full demolition permits have been filed for the three-story building at 45 East 126th Street, in Harlem, along with adjacent lots 1975 and 1981 Madison Avenue. Owned by Metropolitan Community United Methodist Church, the three buildings were built at separate times, but some of the construction dates back to 1905 according to NYC Planning records. The Metropolitan Community United Methodist Church was founded in 1942 yet the edifice it currently occupies was built from 1869-71, for St. James Methodist Episcopal Church of Harlem. The Neo-Gothic building features a noble bell tower and vaulted interior.

New construction permits have been filed for a 17-story residential project at 323 East 79th Street, on the Upper East Side of Manhattan. The site is seven blocks north of the 72nd Street subway station, and seven blocks south of the 86th Street subway station, both serviced by the Q train. Spruce Capital Partners is listed as behind the applications. The firm is also responsible for the condo development at 151 78th Street in the same neighborhood, which features 14 full-floor units and three penthouses.

Robert A. M. Stern’s 520 Park Avenue Nearly Complete on the Upper East Side

Situated to the east of the Sherry Netherland, between Madison Avenue and Park Avenue, 520 Park Avenue, aka 45 East 60th Street, is now receiving its finishing touches. The 64-story and 781-foot-tall residential tower was designed by Robert A. M. Stern Architects, and contains 33 condominiums across nearly 178,000 square feet, averaging around 5,400 square feet apiece. The site sits in Lenox Hill on the Upper East Side, along East 60th Street. Zeckendorf Development, Park Sixty LLC, and Global Holdings Inc. are the developers while SLCE Architects serves as the architect of record. The skyscraper is the 21st-tallest tower currently under construction across the Five Boroughs, and the tallest on the Upper East Side.
