Construction Complete on Six-Story, 14-Unit Residential Project at 362 West 127th Street, Harlem

Construction has been completed on the six-story, 14-unit residential building under development at 362 West 127th Street, in Harlem. The building appears to be ready for occupants, as seen in a photo by Harlem+Bespoke, and marketing is underway. Dubbed Three Sixty Two, it measures 11,657 square feet. Its residential units are condominiums, but should average a relatively compact 644 square feet apiece. They will come in studio and one-bedroom configurations. Amenities include private residential storage space, bike storage, and a rooftop deck. Howard Mermelstein, doing business as an anonymous Brooklyn-based LLC, is the developer, while Staten Island-based deBoer Architects is behind the design.

Rising Eight-Story, 21-Unit Residential Project Revealed at 321 East 60th Street, Upper East Side

Azimuth Development Group’s eight-story, 21-unit residential development under construction at 321 East 60th Street, located on the southern edge of the Upper East Side, is a few stories from topping out. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user Waymond_Womano. The latest building permits, which YIMBY first reported on in early 2015, indicate the new building will encompass 25,069 square feet. Its residential units should average 1,133 square feet apiece, which means either rentals or condominiums could be in the works. Amenities include a nine-car parking garage, storage for 11 bikes, laundry facilities, and private residential storage space. Aufgang Architects is behind the architecture. Completion can probably be expected in 2017.

Harlem is no longer known for abandoned buildings and neglected blocks. Small developments are filling in the vacant lots that once pockmarked the neighborhood, and today we have a look at one coming to 3 West 128th Street, between Fifth Avenue and Malcolm X Boulevard.

Condo Conversion in the Works for Upper East Side Storage Building at 305 East 61st Street

Two years ago, developer Adam Gordon announced he had partnered with EMS Capital to convert an 11-story storage building at 305 East 61st Street on the Upper East Side into a high-end art storage facility. Those plans never materialized, and now the owners have filed plans for a more typical residential conversion.

Groundbreaking Ceremony Held for 13-Story, 19-Unit Condo Project at 207 West 79th Street, Upper West Side

Last week, Anbau Enterprises held a groundbreaking ceremony for their planned 13-story, 19-unit mixed-use project at 207 West 79th Street, on the Upper West Side. Foundation work appears to have completed, which means the ceremony likely indicates the project will soon begin its ascent skyward. The latest building permits show that the project will encompass 71,568 square feet. There will be 5,194 square feet of retail space on the ground floor, followed by 19 condominiums averaging a spacious 2,887 square feet apiece. Amenities include a fitness center, private residential storage space, laundry facilities, and storage for 10 bikes. Morris Adjmi Architects is designing the exterior and interior spaces. The project was approved by the Landmarks Preservation Commission in October of 2014. The project required the LPC’s approval since it sits within the Upper West Side/Central Park West Historic District. Completion is expected in 2017.

Icon Plans a 30-Story Apartment Building at 301 East 80th Street

A year ago, the New York Post reported that Icon Realty had begun demolishing several tenements on Second Avenue between East 80th and 81st streets. Now, the developer has filed new building applications for a 30-story tower on the corner site, which will be known as 301 East 80th Street.

Much of upper Harlem is populated by aging apartment buildings, historic row houses, and huge public housing projects. But a few large development sites still exist in the neighborhood—usually car washes, gas stations, and other remnants of our more car-dependent past. Over the weekend, plans were filed to build a sizable apartment building at 2600 Adam Clayton Powell Boulevard (a.k.a. Seventh Avenue), a former car wash that sits a block from the Harlem River and close to the border with Washington Heights.

Columbia’s 15-Story, 107,000-Square-Foot Academic Medical Building Complete at 104 Haven Avenue, Washington Heights

Since façade installation was underway earlier this year on Columbia University Medical Center’s 15-story, 107,299 square-foot Medical and Graduate Education Building at 104 Haven Avenue, in Washington Heights, construction has wrapped up entirely. Photos of the completed 196-foot-tall building can be seen in a Curbed NY report. The new academic building will feature a lobby and café on the ground floor, a piano room and a 275-seat auditorium on the second and third floors, and a mix of lecture halls, classrooms, offices, and laboratories on the fourth through 14th floors. Diller Scofidio + Renfro is the design architect, while Gensler Architects is serving as the architect of record. The facility will open on August 16.
