Expanded Plans Adding 1,642 New Units to Lenox Terrace Revealed in Harlem

Yesterday, YIMBY brought you news of the stabilization of the city’s new development pipeline through the end of 2017. Echoing the end-of-year positivity, 2018 has already brought one major new development to light, on Surf Avenue in Coney Island. Today, we have the latest on an even larger project coming to Harlem, with the reveal for the first rendering of the massive expansion proposed for Lenox Terrace, which would eventually yield over 1,600 new apartments by the time of full build-out.

Permits Filed for Expansion of Studio Museum in Harlem, 144 West 125th Street

Permits have been filed for a six-story building at 144 West 125th Street, in Harlem, Manhattan. The new structure will add to the Studio Museum in Harlem, an international center for contemporary artists of African descent. In September the institution announced a $175 million capital campaign to help fund construction, and the development will be a private-public initiative in partnership with the City of New York.

Permits Filed for 11 West 116th Street, Harlem

Permits have been filed for a 12-story mixed-use building at 11 West 116^th Street, in Harlem, Manhattan. The site is one avenue away from the 116^th Street Subway Station on Malcolm X Boulevard, serviced by the 2 and 3 trains, and three blocks away from the 116^th Street Subway Station on Lexington Avenue, serviced by the 4 and 6 trains. Central Park’s northeast corner is six blocks south, and Azimuth Development Group will be responsible for the development.

SOM-Designed 1865 Broadway Tops Out On The Upper West Side

The Upper West Side is typically off-limits to developments of major substance, which is why the recent news regarding progress on new-tallest-towers for the neighborhood at 200 Amsterdam Avenue and 50 West 66th Street is particularly positive. But in between those two towers, on the corner of West 61st Street and Broadway, YIMBY has reported extensively on 1865 Broadway, a 33-story residential tower designed by Skidmore, Owings, & Merrill, which has now reached its rooftop.

Renderings Reveal Crown of 55-Story Art Deco-Inspired 200 Amsterdam Avenue, Upper West Side

YIMBY has reported on 200 Amsterdam Avenue extensively, revealing renderings back in 2016 and then covering the start of excavation in October. Since then, Extell’s 50 West 66th Street has upstaged it as the soon-to-be tallest on the Upper West Side, but SJP Properties’ 55-story and 669-foot-tall contribution to the skyline will still be extremely impressive in its own right. Today, we have a new set of renderings that give a clearer picture of the actual skyscraper, and a close-up of its crown.

The prime blocks of the Upper East Side seldom see new developments, but renderings have now been revealed for the H.T.O. Architect-designed 27 East 79^th Street. The project is the first new building to rise on its block in nearly forty years. The architect teamed up with the Parisian firm, Cabinet Albero Pinto, to create a structure fit for the neighborhood.

Macklowe’s 200 East 59th Street Nears Completion On The Upper East Side

Harry Macklowe’s most prominent project to date is certainly 432 Park Avenue, on the corner of 57th Street. But two blocks to the northeast, the developer’s CetraRuddy-designed tower at 200 East 59th Street is making a mark of its own, and is now almost complete. While the 35-story and 490-foot-tall tower may not be quite as tall as its sibling to the south, the concrete design has become another attractive addition to the Manhattan skyline, and today we have a look thanks to photos by DBOX.

Redesign for Hamilton Theater at 3560 Broadway Approved by Landmarks, Harlem

The Landmarks Preservation Commission has approved a revised design by Todd Zwigard Architects for the Hamilton Theater, at 3560 Broadway, in Harlem. YIMBY first saw renderings for the project on Halloween of this year. The site will be repurposed for commercial-retail and office space within the neo-Renaissance theater, with the hope of revitalizing its prominence in the neighborhood.

Long-Awaited Waterline Square Towers Top Out On The Upper West Side

Back in early September, YIMBY reported on progress at Waterline Square, on the southern edge of the Upper West Side. Now, the trio of residential high-rises has officially topped-out, and the latest photos show that the former chasm of urbanity is rapidly transforming into an attractive component of the neighborhood at large.

An imaged displayed onsite at 127 West 112^th Street has provided YIMBY with a good look at the future design. The seven-story structure will include large windows and nine balconies, and what will likely be a private terrace on the top floor. The material used will probably be brick, with the possibility of metal paneling for accents. Three trees will be planted outside the building. Karl Fischer is responsible for the design.
