27-Story, 120-Unit Mixed-Use Building Rises To 16th Floor At 27-21 44th Drive, Long Island City

In August of 2015, foundation work kicked off for the 27-story, 120-unit mixed-use building at 27-21 44th Drive, in the Court Square section of Long Island City. Now, the project is 16 stories above street level and rising, The Court Square Blog reports. It will eventually encompass 144,687 square feet, 5,850 square feet of which will be utilized as ground-floor retail space. The residential units above should average 883 square feet apiece, which means they could be either rental apartments or condominiums. Amenities include a 28-car garage in the cellar, bike storage space, a fitness center, a playroom, and an outdoor recreation area with an indoor lounge on the top floor. Silvercup Properties is the developer, while GF55 Partners is handling the design. Completion is expected in late 2017.


Site Cleared for 17-Story, Mixed-Use Building at 41-10 Crescent Street, Long Island City

The 30,102-square foot lot between 41-02 and 41-10 Crescent Street, under the permit address of 41-08 Crescent, has been cleared for construction of an 189-foot-tall, 17-story mixed-use residential and hotel project. It is being developed by Forte Italia LLC, with Bayside-based Park Side Construction Builders serving as the general contractor. Dan Ionescu Architects is in charge of the design. The site is owned by Flushing-based TPEC Management. Completion is anticipated in 2020.

68-60 110th Street

City to Expand Academy for Excellence Through the Arts, 68-60 110th Street, Forest Hills

The city’s School Construction Authority has filed applications to expand the Academy for Excellence Through the Arts campus (AEA/P.S. Q303), at 108-55 69th Avenue, in northern Forest Hills, located six blocks north of the Forest Hills-71st Av stop on the E/F/M/R trains. A new two-story, 60,065-square-foot school will be built on the site’s eastern end at 68-60 110th Street. The cellar level will host classrooms, a gymnasium, an auditorium, a cafeteria, and storage space, followed by more classrooms, a library, and addition storage space on the ground floor. The second floor will host administrative offices, classrooms, and additional storage space. Edgar Rawlings’ Lower East Side-based Rawlings Architects will be designing the building.


142-37 Rockaway Boulevard

Three-Story, Three-Unit Residential Project Coming To 142-37 Rockaway Boulevard, South Jamaica

Taneshwar Sukhdeo, doing business as an anonymous Ozone Park-based LLC, has filed applications for a three-story, three-unit residential building, at 142-37 Rockaway Boulevard, in South Jamaica. The new building will measure 4,260 square feet and its residential units should average a spacious 1,065 square feet apiece, indicative of family-sized configurations. Each of the apartments will span a full floor. Olabanji B. Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. The 34-foot-wide, 2,910-square-foot lot is currently vacant.

Seven-Story, 16-Unit Mixed-Use Building Filed at 25-40 31st Street, Astoria

TriBeCa-based MJMV Holdings has filed applications for a seven-story, 16-unit mixed-use building at 25-40 31st Street, in Astoria, located a stone’s throw away from the Astoria Boulevard Station on the N/Q trains. The structure will measure 16,522 square feet and will include 1,488 square feet of retail space on the ground floor. The residential units, which begin on the second floor, should average 704 square feet apiece, indicate of rental apartments. Amenities include an eight-car parking garage, private storage, bike parking, a recreational area, and a laundry. Astoria-based Christopher V. Papa is the architect of record. Two three-story townhouses must first be demolished.
