As Queens’ burgeoning Hispanic and East Asian immigrant communities grow beyond their traditional neighborhood boundaries, Elmhurst has seen a minor construction boom. Developers are scooping up cheap properties in the central Queens neighborhood and building hotels, office space, and of course housing. Yesterday’s filings brought plans for two four-story apartment buildings at 40-47 and 40-49 77th Street, between 41st and Roosevelt Avenues and next to the Elmhurst Hospital.

Three-Story, Three-Unit Residential Building Coming To 61-42 168th Street, Utopia

Whitestone-based property owner Robert Ranallo has filed applications for a three-story, three-unit residential building at 61-42 168th Street, in Utopia, four blocks from the QM4 bus stop at 164th Street/Horace Harding Expressway. The building will measure 3,568 square feet in total, which means full-floor units will average 1,190 square feet each. Great Neck-based Frank Petruso is the architect of record, and demolition began earlier this year to remove the site’s former two-story home.

Two Stories, Four Residential Units Filed At 144-19 224th Street, Brookville

G&S Developments has filed applications for twin two-story, two-unit residential buildings spanning the lots at 144-19 – 144-23 224th Street, in Brookville, six blocks south of the LIRR’s Laurelton station. The four total residential units will spread across 4,858 square feet, for units averaging 1,215 square feet apiece. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record, and an existing single-family home must first be demolished.

Nearly a year ago, applications were filed for a nine-story, 32-unit residential building at 42-50 27th Street, in Long Island City, and now those plans have been approved, with demolition underway to remove the existing two-story structure, per The Court Square Blog. The new building will measure 24,860 square feet, which works out to an average unit of 775 square feet. Ampiera Group is developing, and Jon K Yung’s Flushing-based MY Architect is the applicant of record.

Two Stories, Four Residential Units Planned At 206-07 48th Avenue, Bayside

Pik Wan Cheng, doing business as Flushing-based Realty 188 LLC, has filed applications for twin two-story residential buildings spanning the lots of 206-07 – 207-09 48th Avenue, in southern Bayside. The development will total four residential units — two in each building — and units will each average 1,137 square feet each. Flushing-based Chang Hwa Tan is the architect of record, and permits were filed in July to demolish an existing 2.5-story structure.
