A Richmond Hill-based corporation has filed applications for two three-story, tw0-family houses at 95-11 and 95-13 158th Avenue, in Howard Beach. The buildings will each measure 2,810 square feet and, across both, their residential units should average 750 square feet apiece. The apartments are likely geared towards families. John D. Calcagnile’s Howard Beach-based architecture firm is the architect of record. The 60-foot-wide, 6,000-square-foot site is occupied by a dilapidated single-story house until that structure was demolished earlier this year.

An anonymous Elmhurst firm has filed applications for two three-story, two-unit mixed-use buildings at 18-35 – 18-39 College Point Boulevard, located along the main commercial corridor in College Point. The buildings will measure 6,502 square feet and 5,089 square feet, respectively. Between the two, there will be a total 3,066 square feet of ground-floor retail space. The full-floor residential units on the second and third floors should average 1,375 square feet apiece, which suggests condominiums are likely in the works.


43-58 164th Street

Twin Three-Story, Two-Family Houses Coming To 43-58 164th Street, East Flushing

Flushing-based AXL Home LLC has filed applications for twin three-story, two-family houses at 43-58 and 43-60 164th Street, in East Flushing. The buildings will each measure 4,000 square feet, and across both, the residential units should average 1,496 square feet apiece. That means the apartments will likely be geared towards families. There will be a total of two off-street parking spaces. Jeff Stones’s Floral Park, N.Y.-based firm is the applicant of record. The 60-foot-wide, 6,000-square-foot property was, until August, occupied by a one-and-a-half-story house. The Long Island Rail Road’s Broadway station is three blocks north.


Foundations Complete For Four-Story, Eight-Unit Building At 47-27 5th Street, Long Island City

Foundations have been completed for a four-story, eight-unit residential building at 47-09 5th Street, in the Hunters Point neighborhood of Long Island City, close to the East River waterfront. Building permits list Shahram Nassi as the owner, with Jieming Wang of LMW Engineering Group LLC attached as the applicant of record. Brooklyn-based MC Superstructure Inc. is listed as the general contractor.

Foundation Work Underway On 36 Four-Story, Two-Family Townhouses At 45-35 11th Street, Long Island City

Foundation work is now underway for 36 four-story, two-family townhouses to be located at 11-05 – 11-21 46th Avenue, 11-06 – 11-16 45th Road, and 45-27 – 45-41 11th Street, in the Hunters Point section of Long Island City. Photos of the site have been posted by The Court Square Blog. The townhouses will measure between 3,950 and 4,954 square feet in size, and individual apartments should average 1,949 square feet apiece across the entire development. Valhalla, N.Y.-based GDC Properties is the developer and Newman Design Architects is behind the architecture. Completion is expected in 2018.
