Foundation Work Underway at Seven-Story, 36-Unit Mixed-Use Building at 306 West 142nd Street, Harlem

In June of 2015, YIMBY reported on applications for a seven-story, 36-unit mixed-use building at 306 West 142nd Street, in northern Harlem. Since then, a rendering has surfaced of the project, and concrete pouring for the foundation is underway, Harlem+Bespoke reports. The structure will encompass 38,991 square feet, of which 2,036 square feet of space will be designated for a ground-floor community facility. The residential units should average 650 square feet apiece, indicative of rental apartments, and amenities include storage space for 18 bikes, laundry, an outdoor space on the ground-floor, and a rooftop terrace. Montroy Andersen DeMarco is designing, although EDI International is currently serving as the architect of record. Heritage Real Estate Partners is the developer. Completion can probably be expected in 2017.

Two-Story, Multi-Use Commercial Project Coming to 162-31 Depot Road, Murray Hill, Queens

Property owner Junghyun Park has filed applications for a two-story, 5,077-square-foot, multi-use commercial project at 162-31 Depot Road, in Queens’s Murray Hill, located right across from the Broadway station on the Long Island Rail Road. The new building will contain 1,720 square feet of retail space on the ground and cellar levels, in addition to 1,692 square feet of medical offices on a first-floor mezzanine level and the second floor. Duk Gyoo Lee’s Flushing-based TL Engineering is the applicant of record. The 24-foot-wide, 1,816-square-foot site is has long sat vacant.

Three-Story, Eight-Unit Mixed-Use Building Planned at 841A Morris Park Avenue, Van Nest

Bronx-based property owner Nissan Cohen has filed applications for a three-story, eight-unit mixed-use building at 841A Morris Park Avenue, in Van Nest, located eight blocks from the Bronx Park East stop on the 2/5 trains. The structure will encompass 10,130 square feet and will feature 1,336 square feet of ground-floor retail space, in addition to a 389 square-foot doctors office, also located on the ground floor. The residential units will be located on the second and third floors and will average a rental-sized 714 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. The 51-foot-wide, 4,914-square-foot lot is currently vacant.

Faith Bible Church Plans Seven-Story Replacement at 133-20 41st Avenue, Flushing

Pastor John Hao’s Faith Bible Church & Seminary has been filing applications since 2013 to build a seven-story, 28,064-square-foot church at the site of their current house of worship, located at 133-20 41st Avenue. That’s in downtown Flushing, three blocks from the Main Street Station on the 7 train. The latest filing indicates the new building would have the main sanctuary on the ground and second floors, followed by a library, multi-purpose rooms, office and conference rooms, and storage space on the third and fourth floors. The fifth through seventh floors would contain classrooms. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. According to the demolition permit, work began last September to raze the church’s existing two-story building.

Construction Wrapping on Three-Story, Elmhurst Public Library at 86-07 Broadway

Construction is finally wrapping up on the Queens Library’s reconstructed three-story, 30,515-square-foot Elmhurst branch at 86-07 Broadway (a.k.a. 86-01 51st Avenue), located two blocks north of the Grand Av-Newtown stop on the M/R trains. The building will open in the fall, once the interiors get completed and furnished, DNAinfo reported. The library will host study areas, classrooms, an assembly hall, and storage rooms. Construction began on the library back in 2012 and was initially expected to open a year later. Sandro Marpillero’s TriBeCa-based Marpillero Pollak Architects is behind the design. The city’s Department of Design and Construction is leading the project.

Eight-Story, 54-Unit Mixed-Use Building Tops Out At 264 West 140th Street, Harlem

Back in October of 2015, construction was underway on the ground floor of the eight-story, 54-unit mixed-use building being developed at 275 West 140th Street, in northern Harlem. Now, Harlem+Bespoke reports the structure has topped out, and it appears façade installation is imminent. Dubbed Strivers Plaza, the 64,948-square-foot project will eventually host studio, one-, and two-bedroom rental apartments. Individual units should average 876 square feet apiece, and amenities listed in the Schedule A include recreational rooms, storage for 28 bikes, an outdoor recreational area on the second floor, refuse rooms on each floor, and a rooftop terrace on the seventh floor. An 8,024-square-foot supermarket will occupy most of the ground floor, along with a 498-square-foot community facility. Radson Development is developing and Aufgang Architects is behind the design.

Delay In State Financing Holds Up Kingsbridge Armory’s Conversion Into Sports Complex, Kingsbridge Heights

Back in October of 2014, the Kingsbridge National Ice Center, led by Kevin Parker and Mark Messier, signed a 99-year lease with the New York City Economic Development Corporation (NYCEDC) to convert the vacant Kingsbridge Armory, at 29 West Kingsbridge Road in Kingsbridge Heights, into an ice sports facility. As planned, the 750,000-square-foot building, an individual landmark, will be converted to accommodate nine ice rinks, one of which will be a 5,000-seat arena, and 50,000 square feet of community facility space. Politico New York now reports the NYCEDC has extended the deadline by a month for the developer to obtain $158 million in construction financing, at which point it would turn over the lease to the developer to begin construction.

Four Three-Story, Two-Unit Residential Buildings Filed At 85-39 Lefferts Boulevard, Richmond Hill

Queens-based property owner Bryan Tavarez has filed applications for four three-story, two-unit residential buildings at 85-39 – 85-47 Lefferts Boulevard, in Richmond Hill, located three blocks from the 121st Street stop on the J/Z trains. From north to south, two of the houses will measure 2,835 square feet each and will contain a single unit across the basement and the second levels with the second unit will taking up the third level. The third and fourth houses will measure 1,750 and 2,640 square feet respectively. The smaller building will have a similar layout to the buildings to the north. The larger one will feature a 293-square-foot doctors office on the first level and full-floor units on the next two floors. Fresh Meadows-based King David Architecture is the architect of record. The site is currently occupied by a two-and-a-half-story house, and demolition permits were filed in February.

Restoration of Coignet Building Complete at 360 Third Avenue, Gowanus

Back in November of 2015, construction was well underway to restore the two-story, 3,000-square-foot former New York and Long Island Coignet Stone Company Building, also known simply as the Coignet Building, an individual landmark located at 360 Third Avenue, in Gowanus. Since then, construction of the new façade has finished and new windows have been installed. DNAinfo reports the project was also recently awarded the Lucy G. Preservation Moses Award by the New York Landmarks Conversancy. Whole Foods Market restored the exterior of the building and has placed the property on the market for $5 million. It could eventually be used as retail or community facility space, although the interiors still have to be gut-renovated. BL Companies is the applicant of record and Jablonski Building Conservation aided in the design process.

Three-Story, 17,000-Square-Foot Multi-Use Building Filed At 153-03 41st Avenue, Murray Hill

Property owners Byung Woo Lim and Ouk Ja Lim, doing business as an anonymous Long Island-based LLC, have been filing applications since June of 2014 for a three-story, 17,167-square-foot multi-use community facility at 153-03 41st Avenue (a.k.a. 40-23 – 40-27 Murray Street), in Queens’s Murray Hill. According to the latest filing, the new building will include a doctor’s office on part of the ground floor and a daycare on the rest of the ground floor and the entire second and third floors. The cellar will feature a 10-car parking garage. The 75-foot-wide property is currently occupied by two two-and-a-half-story buildings and is located three blocks from the neighborhood’s Long Island Rail Road station. Suk Hwan Kim’s Flushing-based Design Group In H&K is the architect of record.
