Salvation Army Drops Plans For Community Center At 75 Vanderbilt Avenue, Clifton, Staten Island

The Salvation Army is abandoning plans to demolish vacant wings of the former Bayley Seton Hospital in order to build a new community center, at 75 Vanderbilt Avenue, in the Clinton section of Staten Island. DNAinfo reports the plans were dropped due to economic challenges and a lack of financing for the project. The long-planned, Dattner Architects-designed Ray and Joan Kroc Corps. Community Center would have served as an educational and recreational hub for children. Staten Island Borough President James Oddo plans to work with the Salvation Army, and possibly others, over the next few weeks to draw up new plans for the sprawling site. The organization acquired six buildings across seven acres of the campus in 2009. Richmond University Medical Center currently operates in the main building.


1374 65th Street

Three-Story Multi-Use Commercial Project Coming To 1374 65th Street, Dyker Heights

Property owner Tiffany Tam, doing business as Staten Island-based Golden Stone Enterprise, has filed applications for a three-story, 6,000-square-foot multi-use commercial building at 1374 65th Street, in northern Dyker Heights, located four blocks from subway stops on the D and N trains. The ground floor of the new building will be entirely retail, the second floor will contain a children’s daycare center, and the third floor will have medical offices. Robert Palermo’s Brooklyn-based Corporate Design of America is the architect of record. The 50-foot-wide plot of land is currently occupied by a two-story brick house. Demolition permits have not yet been filed to knock it down.


475 St. Marks Avenue

Owners Converting Vacant Office Space At 475 St. Marks Avenue Into 13 Apartments, Crown Heights

Property owner Alma Realty Corp. has filed applications to convert the ground and second floors of the 14-story, 120-unit mixed-use building at 467-475 St. Marks Avenue, in western Crown Heights, located six blocks south of the Franklin Avenue stop on the C train. According to DNAinfo, the owners will be converting all of the vacant medical space to 13 residential units. The entire property has 17,218 square feet of community space for medical facilities, although the methadone clinic on the Bergen Street side of the property will remain. Once the Department of Buildings approves the filings, the conversion project should proceed quickly. Flushing-based Panagis Georgopoulos is the architect of record.

The Margo Nearly Complete at 180 Myrtle Avenue, DoBro

It was nearly two years ago that YIMBY showed you renderings of the 15-story building being developed by John Catsimatidis’ Red Apple Group at 180 Myrtle Avenue in Downtown Brooklyn, dubbed the Margo. Since then the unit count has changed and the building is now nearly complete, with the façade in place, save for some work on the terraces. The realization of that latter fact comes courtesy of photos taken by our friend Tectonic.

68-74 Trinity Place

25-Story Mixed-Use Office Building Now Planned At 68-74 Trinity Place, Financial District

Back during the summer of 2015, YIMBY brought you an update on the ongoing demolition of the five-story structure at 68 Trinity Place and the 25-story building at 74 Trinity Place, in the Financial District. Property owner Trinity Church has long sought to build a 500-foot-tall mixed-use condominium building at the site, but those plans have now been scrapped in favor of a 25-story, 145,000-square-foot mixed-use building with office space rather than apartments. According to The Real Deal, there will be 98,000 square feet of community facility space for the religious organization, fit with classrooms, a fitness center, a café, and meeting rooms. The office space will begin on the 10th floor. Pelli Clarke Pelli Architects, who designed the latest residential proposal, will again be responsible for the design of the office plans.
