Four-Story, 13,000-Square-Foot Multi-Use Building Planned at 944 Home Street, Longwood

Long Island-based Lion State Management has filed applications for a four-story, 13,047-square-foot multi-use commercial building at 944 Home Street, in the Bronx’s Longwood neighborhood, located a block from the Freeman Street stop on the 2/5 trains. The ground and second floors will host 5,349 square feet of retail space, while the third and fourth floors will contain 5,023 square feet of community facility space, which will be used for medical offices. Suk Hwan Kim’s Flushing-based Design Group In H&K is the architect of record. The 2,675-square-foot site, at the corner of Southern Boulevard, is currently vacant.


5601 13th Avenue

Six-Story, Eight-Unit Mixed-Use Building Planned at 5601 13th Avenue, Borough Park

Brooklyn-based Abraham Wieder has filed applications for a six-story, eight-unit mixed-use building at 5601 13th Avenue, located on the corner of 56th Street in southern Borough Park, two blocks from the 55th Street stop on the D train. The structure will encompass 18,366 square feet, with 2,352 square feet to be used for retail space on the ground floor. An additional 2,962 square feet on the second floor will be for a community facility, and the residential units on floors three through six should average 1,116 square feet apiece, indicative of family-sized apartments. Brooklyn-based Asher Hershkowitz is the architect of record. Demolition permits were filed in February for the site’s existing two-story brick house.


597 Marcy Avenue

Five-Story, 12-Unit Mixed-Use Building Filed at 597 Marcy Avenue, Bedford-Stuyvesant

Brooklyn-based Waterfront Property Management has filed applications for a five-story, 12-unit mixed-use building at 597 Marcy Avenue, in northern Bedford-Stuyvesant, located two blocks from the Myrtle-Willoughby Avs. stop on the G train. The structure will encompass 17,888 square feet, and will include 3,150 square feet of ground-floor retail space. There will also be 3,400 square feet of doctors’ offices on the second floor. The residential units will be located on the third through fifth floors, averaging 889 square feet apiece. Amenities include 3,454 square feet of recreational space in the cellar, in addition to storage space for 12 bicycles. Maspeth-based Genaro R. Urueta is the architect of record. Demolition permits were filed in 2014 to remove the existing single-story building.


480 Grand Avenue

12 Residential Units Planned on Church Property at 482 Grand Avenue, Clinton Hill

The Mount Calvary United Holy Church at 482 Grand Avenue – in southern Clinton Hill, located two blocks from Clinton-Washington Avenues stop on the A/C trains – has filed applications to add two stories of apartments atop their 1,893-square-foot church, and to build a new four-story, eight-unit residential building on the vacant lot at 480 Grand Avenue. There will be four 751 square-foot apartments in the expansion above the church. The ground-up building will measure 5,708 square feet, with units measuring an average 713 square feet apiece. Bahram Tehrani’s Jamaica-based BTE Design Services is the architect of record.


175 Delancey Street

Construction Underway at 14-Story, 100-Unit Mixed-Use Building at 175 Delancey Street, Essex Crossing, Lower East Side

In January, news broke that New York University’s Langone Medical Center signed a lease for 55,000 square feet on three floors of the planned 14-story, 100-unit mixed-use project at 175 Delancey Street – Site 6 of the Essex Crossing mega-development – located on the Lower East Side. Now, construction is ongoing on the ground-floor of the building, The Lo-Down reports. This portion of the development will measure 177,950 square feet and will feature 100 senior housing units. In addition to the medical center, the project’s four-story base will include 6,000 square feet of retail, a 13,000-square-foot senior center with a coffee shop, a 24,000-square-foot education facility, and a 4,000-square-foot outdoor garden. Dattner Architects is behind the design, and Delancy Street Associates (L+M Development Partners, Taconic Investment Partners, and BFC Partners) is developing. Completion is expected in 2017.
