The location is just three blocks away from the Mosholu Parkway subway station serviced by the 4 train, and two blocks away from Mosholu Parkway Park, an urban green space that connects the New York Botanical Garden with Van Cortlandt Park. Brooklyn-based Delacour, Ferrara & Church Architects will be responsible for the design.

An anonymous LLC filed the applications for 253 Empire Boulevard, which borders an active commercial strip along Rogers Avenue. The building will be just a block away from the Sterling Station, serviced by the 2 and 5 trains. The site used to be a single-story laundry superstore with parking, but has been left unoccupied for several years.

A 2.5-story home in Brooklyn’s Brighton Beach neighborhood is about to bite the dust, with new building applications now filed for its six-story replacement, at 3022 Brighton 14th Street. The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. The total area is set to comprise just shy of 24,000 square feet. Ruslan Goychayev of RSLN Architecture PLLC is designing, and Igor Zagranichny of 1123 Ocean View LLC is the developer.

Four-Story, 10,115-Square-Foot Medical Office Building Coming to 1210 Sheepshead Bay Road, Sheepshead Bay

Queens-based Rayham Realty has filed applications for a four-story, 10,115-square-foot medical office building at 1210 Sheepshead Bay Road, in Sheepshead Bay. The medical office space will be located across the cellar through fourth floors. A 14-car parking garage will be located on parts of the cellar and ground levels. Brooklyn-based Mozer Architect Design is the architect of record. The 5,369-square-foot assemblage is occupied by a pair of single-family houses. Demolition permits for the two houses were filed in December and January, respectively.

Four-Story, 10-Unit Mixed-Use Building Filed at 25-62 97th Street, East Elmhurst

An anonymous College Point-based company has filed applications for a four-story, 10-unit mixed-use building at 25-62 97th Street, located on the corner of Astoria Boulevard in East Elmhurst. The project will measure 11,876 square feet. There will be medical office space in the cellar and 4,286 square feet of retail space on the ground floor. The residential units will be located across the second through fourth floors and should average 759 square feet apiece, indicative of rentals. Roslyn, N.Y.-based CNA Builders & Consultant Corp. is the applicant of record. The 6,308-square-foot lot was occupied by a single-story house until June of 2016, when the structure was demolished.
