The 14-story, 100-unit mixed-use building under development at 175 Delancey Street, on the Lower East Side, is now eight stories above street level, which is a seven-story increase since April. A photo of the construction progress can be seen via the YIMBY Forums by Tectonic. The latest building permits indicate the structure will measure 177,950 square feet. The project’s four-story base will host a 55,000-square-foot medical facility run by NYU Langone Medical Center, 6,060 square feet of retail on the ground floor, a 24,000-square-foot educational facility, a 13,000-square-foot senior center fit with a coffee shop, and a 4,000-square-foot garden terrace. There will be 100 affordable senior housing units on the 10 floors above. Amenities include laundry facilities and storage for 57 bikes. Delancey Street Associates, comprised of L+M Development Partners, Taconic Investment Partners, and BFC Partners, is the developer. Dattner Architects is designing. The building is Site 6 of the Essex Crossing mega-development, and completion of this component is expected in 2017.
Woodside-based property owner Jakey Patwari, head of New Haven Co. of NY Inc., has filed applications for a six-story, seven-unit mixed-use building at 1358 Odell Street, in the East Bronx’s Parkchester section. The structure will encompass 13,475 square feet. It will feature 2,229 square feet of commercial space and 2,191 square feet of community space across the cellar through second floors (likely for retail and medical offices), followed by seven residential units across the third through sixth floors. The units should average 807 square feet apiece, indicative of rental apartments. Ling Li’s Flushing-based architectural firm is the architect of record. The 25-foot-wide, 2,575-square-foot property is currently vacant. It’s located two blocks from the Castle Hill Avenue stop on the 6 train.
Construction has topped out on the 12-story, 178,958-square-foot medical facility-office building under development at 620 Fulton Street, in Downtown Brooklyn, as seen in photos posted to the YIMBY Forums by JC_Heights. The project is being built by the New York Hotel Trades & Hotel Association of New York City Employee Benefit Fund, which is an organization that provides medical and social services to hotel union workers. It will serve as their Brooklyn branch. Health care facilities, totaling 65,000 square feet, will be located on the ground through fifth floors, followed by 70,000 square feet of office space on the sixth through 11th floors. There will also be 20,000 square feet of retail space on the ground floor and a restaurant. TriBeCa-based Francis Cauffman is behind the design. Façade installation has not yet begun, although completion is expected before 2017.
Zhen Wei Guo has filed applications for a four-story, two-unit mixed-use building at 750 52nd Street, in Sunset Park. The project will measure 3,985 square feet and will include 1,239 square feet of medical offices on the ground and cellar levels. On the floors above, there will be one residential unit on the second floor, followed by another unit across the third and fourth floors. The units should average a spacious 1,373 square feet apiece, indicative of family-sized apartments. Ying H. Li’s Brooklyn-based City Building NY Architect is the architect of record. The 20-foot-wide, 2,003-square-foot lot is currently occupied by a two-story townhouse. Demolition permits have not been filed. The site is located four blocks from the 53rd Street stop on the R train.
Construction is now two stories above street level at 15 Lafayette Avenue, in Downtown Brooklyn, where a 12-story, 123-unit mixed-use building is under development. There will be 21,000 square feet of cultural community space across parts of the cellar through second floors, with both the Center for Fiction and the Mark Morris Dance Group as tenants. The residential units, which will be rental apartments and begin on the third floor, should average 678 square feet apiece. Forty-nine of the apartments (40 percent) will rent at below-market rates through the housing lottery. Amenities include laundry facilities, storage for 62 bikes, two tenant lounges, a fitness center, and a rooftop terrace. The ground floor will also feature 2,622 square feet of retail space. Jonathan Rose Companies is the developer, while Dattner Architects is behind the design. Crews broke ground on the project in September of 2015, and completion can likely be expected in 2017.
