39-Story, 640-Unit Mixed-Use Project Rises Above Street Level at 10 Huron Street, Greenpoint

In August of 2015, YIMBY revealed new renderings of the 39-story, 640-unit mixed-use project planned at 10 Huron Street and 19 India Street (a.k.a. 145-155 West Street), in Greenpoint, located five blocks from the Greenpoint Avenue stop on the G train. Now the tower portion, at 10 Huron, is four stories above street level, while the foundation is complete where the six-story portion will go at 19 India, as seen in photos by NyConstructionPhoto. The entire complex will encompass 716,982 square feet. Across both buildings, there will be a total of 19,324 square feet of ground-floor retail space, in addition to a 3,802-square-foot medical office. The residential units should average 894 square feet apiece, of which 128 will be rented at below-market rates through the housing lottery.

New Museum Moving Forward with 42,000-Square-Foot Expansion at 231 Bowery, Lower East SIde

The seven-story, 58,700-square-foot New Museum – a contemporary art museum at 235 Bowery, on the Lower East Side – is planning to expand into the six-story commercial building at 231 Bowery, which they purchased for $16.6 million in 2008. The museum is now preparing to convert the property into exhibition space, event space, storage, and offices, the New York Times reports. The expansion would increase the museum’s footprint by roughly 42,000 square feet, which means the complex would measure over 100,000 square feet once completed. The lot walls separating the existing structure and the 231 Bowery would be removed to connect the buildings. The project is still in the planning stage. The New Museum was constructed in 2007 and designed by Tokyo-based SANAA (Sejima and Nishizawa and Associates), with Gensler serving as the architect of record.

Brownstone Demolition Begins To Make Way For Six-Story Methodist Hospital Expansion At 515 6th Street, Park Slope

In June of 2014, the city’s Board of Standards and Appeals (BSA) approved a variance for New York Methodist Hospital’s new eight-story, 500,000-square-foot Center for Community Health expansion at 515 6th Street, in Park Slope. A settlement between the hospital and Preserve Park Slope has since scaled the project down from seven to six stories, eliminating 28,000 square feet of medical space. Last month, the city approved plans for the scaled down version, and now the hospital has begun demolishing 16 brownstones to make way for the building, Crain’s reports. The latest filings detail a 485,978-square-foot building with 253,993 square feet of medical space. The facility’s operations will include outpatient surgery, imaging, cancer treatment and specialty care in orthopedics, and cardiology. The Schedule A indicates a 300-car parking garage in the sub-cellar and retail space on the basement level. Perkins Eastman is designing. The state Department of Health’s approval of a Certificate of Need is the last step needed before construction can begin. Once construction begins, completion is expected three years later.

Eight-Story, 24,000-Square-Foot Medical Office Building Filed at 876 60th Street, Sunset Park

Junhong Zhu, doing business as an anonymous Brooklyn-based LLC, has filed applications for an eight-story, 24,033-square-foot medical building at 876 60th Street, in southern Sunset Park, located two blocks from the Eight Avenue stop on the N train. The project will feature 19,160 square feet of medical offices, plus a daycare facility located on the cellar level. Lower Manhattan-based Chi F. Lau is the architect of record. The development assemblage include two 20-foot-wide, three-story apartment buildings. Demolition permits were filed in February to knock them down.

Reveal For Three-Story Renovation of Gowanus Arts Building at 295 Douglass Street, Gowanus

Property owners of the Gowanus Arts Building – a three-story, 14,750-square-foot community hub at 295 Douglass Street, in northern Gowanus – are planning to renovate and upgrade their building. The project will see the construction of a theater and gallery on the ground floor, a rooftop vegetable farm, interior renovations to art studios, and exterior upgrades, according to DNAinfo. Spoke the Hub, a nonprofit dance organization, will hold events in the new theater, which will open in early 2017. The roof farm is being dubbed Gowanus Sky Farm and will be designed by Brooklyn Grange. Civic Architecture Workshop is designing the overall project. Construction is expected to begin this summer, although some existing tenants must first move out temporarily.

Four-Story, 28,000-Square-Foot Medical-Retail Building Filed at 54-08 74th Street, Maspeth

Flushing-based leasee Grand Centurion Construction has filed application for a four-story, 28,231-square-foot multi-use commercial building at 54-08 74th Street, in eastern Maspeth, located three quarters of a mile from the Grand Av-Newtown stop on the M/R trains. The structure will feature 7,903 square feet of ground-floor retail space. The second through fourth floors will contain 11,044 square feet of medical space. The project will include a 2,200 square-foot parking garage in the cellar. Maspeth-based Architects Studio is the architect of record. The 7,903-square-foot lot, at the corner of Grand Street, is currently occupied by a single-story auto-service business. Demolition permits have not yet been filed.

JDS Development Planning 77-Story, 600-Unit Mixed-Use Building at 235 Cherry Street, Lower East Side

Since 2014, the property owners Two Bridges Neighborhood Council and Settlement Housing Fund have been in talks with an unknown developer over the 11,800-square-foot development site at 235-247 Cherry Street, on the southern edge of the Lower East Side. Now, it has been revealed that JDS Development Group is planning to build a 77-story, roughly 600-unit mixed-use building, The Lo-Down reports. The rental apartments should come in studio, one-, and two-bedroom configurations, with roughly 150 of the units permanently renting at below-market rates. There would also be 10,000 square feet of retail and a 4,600-square-foot senior community center in the tower. SHoP Architects will design the 900-foot-tall tower, which will be clad in terra-cotta and glass.

Team Selected to Build 24-Story, 241-Unit Passive Affordable Residential Tower At 425 Grand Concourse, Mott Haven

In June of 2015, YIMBY reported on the Request for Proposals (RFP) launched by the city’s Department of Housing Preservation and Development (HPD) for the development site at 425 Grand Concourse, in Mott Haven. Now, Mayor Bill de Blasio’s administration has selected a development team for the 30,000-square-foot site, located on the corner of East 144th Street, Politico New York reports. Trinity Financial and MBD Community Housing Corporation will build a 24-story, 241-unit mixed-use building. The 300,000-square-foot tower will contain only below-market rate rental apartments, in addition to a charter school, a medical facility, community space for cultural and social programs, and a supermarket. It will also be the largest Passive House project in the city. Garrison Playground, located immediately to the north, will be rehabilitated. The city is expected to finance the project, which must first journey through the city’s Urban Land Use Review Procedure (ULURP) process. ULURP is scheduled to begin in early 2017.

Seven-Story, 17-Unit Mixed-Use Building Filed at 177-18 Wexford Terrace, Jamaica Heights

TCX Development has filed applications for a seven-story, 17-unit mixed-use building at 177-18 Wexford Terrace, in Jamaica Estates, located two blocks from the Jamaica-179th Street stop on the F train. The structure will encompass 17,603 square feet, of which 1,507 square feet will be designated for medical office space on the ground floor. The residential units, beginning on the second floor, should average 730 square feet apiece, indicative of rental apartments. The project will be topped by a rooftop recreational space. Frank Petruso’s Great Neck-based architecture firm is the architect of record. Demolition permits were filed in 2015 to raze the 30-foot-wide site’s two-story brick house. The project will rise directly next to another 20-unit residential building being developed by TCX Development at 177-16 Wexford Terrace.

212-Unit Rental Conversion Approved for 15-Story Senior-Exclusive Building, 95 South Broadway, White Plains

Back in December of 2015, Esplanade of White Plains Venture Partnership proposed converting The Esplanade – the 15-story, 120-unit senior-exclusive residential building – at 95 South Broadway, in White Plains, into 212 unrestricted market-rate rental apartments. Now, the property owners have received approval from the White Plains Common Council, Westfair reports. The apartments will come in studio, one-, and two-bedroom configurations. The 251,000-square-foot building will also feature 9,000 square feet of ground-floor retail space, and an additional 9,000 square feet of medical offices. Sullivan Architecture is designing the conversion. Construction is expected to begin in 2017, with work lasting between 15 and 18 months, which means completion should happen in 2018 or 2019. There are 16 people still residing in the building.
